Reporting To: Head – Developer Relations / Business Head


1. Role Overview

The role is responsible for acquiring new real estate developer tie-ups across Mumbai,

Thane, and Navi Mumbai to generate home loan business from their ongoing and

upcoming residential projects.

The ideal candidate must possess deep understanding of the Mumbai real estate

ecosystem, strong relationships with top developers and mandate/channel partner firms,

and a proven ability to identify, onboard, and activate new projects for sustained business

generation.


2. Key Responsibilities

A. Developer Acquisition & Project Tie-ups

 Identify, pitch, and onboard new developers and projects across Mumbai

Metropolitan Region (MMR).

 Build strong relationships with Grade A & B developers, redevelopment players,

and micro-market leaders.

 Drive project approvals, empanelment, and partnership agreements for home loan

sourcing.

 Acquire exclusive/preferred lender status in key projects wherever feasible.

B. Real Estate Ecosystem Engagement

 Maintain an active network with:

o Top Mumbai developers

o Channel partners (CPs)


o Mandate firms / project marketing agencies

o ICP / consultants (for project intel)

 Track new launches, redevelopment activity, sales velocity, pricing trends, and key

market movements.

C. Business Generation

 Ensure steady lead inflow from newly acquired projects.

 Coordinate with internal sales teams to conduct site activations, project desks,

walk-in conversion drives, and joint marketing initiatives.

 Monitor lead quality, sanction rate, and disbursement TAT for all tied-up projects.

D. Negotiation & Relationship Management

 Lead negotiations on project approval terms, service commitments, and engagement

models.

 Develop deep working relationships with CXOs, project heads, and sales leaders of

real estate firms.

 Resolve service issues, escalate where required, and maintain strong developer

satisfaction.

E. Market Intelligence

 Continuously monitor competitors’ activities, pricing, and project presence.

 Map micro-markets to identify upcoming opportunities for project tie-ups.


3. Desired Candidate Profile

A. Experience & Background

 5–12 years experience in:

o Home Loans / Mortgages (Developer Relations / Builder Desk / Project

Approvals), OR

o Developer Acquisition roles in NBFC/Banks/HFCs, OR

o Real estate sales/mandate agencies acquiring new project mandates.

 Proven track record of acquiring new developer projects for home loans, sales, or

mandate assignments.

B. Real Estate Ecosystem Knowledge

 Strong familiarity with:

o Top developers in Mumbai, Thane, Navi Mumbai & KDMC


o Redevelopment ecosystem and micro-market trends

o Channel partner networks and mandate firms

 Understanding of pricing, construction stages, regulatory norms (RERA), and real

estate sales cycles.

C. Skills & Competencies

 Excellent networking, relationship management, and negotiation skills.

 Strong market mapping ability and opportunity spotting mindset.

 Ability to engage with senior leadership at developer organizations.

 Self-driven, target-oriented, and comfortable with extensive fieldwork.


4. Education

 Graduate required; MBA preferred (Sales/Marketing/Finance).
