Roles and Responsibilities of Project Manager 1. Project Planning

& Mobilization Phase• Define project scope, objectives, and deliverables based on approved drawings and specifications.

• Develop Project Execution Plan (PEP) with scope, milestones, and quality/safety benchmarks.

• Prepare master construction schedule using Primavera/MS Project.

• Coordinate statutory approvals and resource mobilization.

2. Execution &

Site Management• Supervise all site construction activities across civil, structural, and finishing stages.

• Manage and coordinate contractors, vendors, and consultants.

• Conduct regular progress meetings and issue reports.

• Ensure quality, safety, and adherence to design specifications.

3. Cost Management

& Financial Control• Prepare and monitor project budget and cash flow.

•       Verify and approve contractor RA bills, work progress certificates, and payment recommendations.

•       Prepare Monthly Reconciliation Statements for:

o  Cement, steel, aggregates, and other key construction materials.

o  Client vs. contractor billing.

o  Advance recoveries, retention money, and variation claims.

•       Conduct monthly cost reviews with Accounts and Procurement departments to ensure cost control and identify overruns early.

• Approve payments and manage cost control systems.

4. Quality Assurance

& Technical Compliance• Implement QA/QC procedures per IS codes and project standards.

• Maintain inspection reports, test plans, and NCR logs.

• Coordinate design revisions and quality audits.

5. Stakeholder &

Communication Management• Act as single point of contact for client, consultants, and contractors.

• Conduct review meetings and circulate minutes.

• Ensure transparency and timely communication.
