Job Description: Sales Executive Premium Luxury Villas Project Location: Kasindra, Ahmedabad Department: Sales Reports To: Sales Manager / Project Owner Salary Range: ₹20,000 - ₹30,000 per month + Incentives Employment Type: Full-time Position Summary We are seeking motivated Sales Executives to drive sales for our premium villa project. This role requires individuals with real estate sales experience who can convert leads into customers through consultative selling, relationship building, and systematic follow-up processes. Key Responsibilities Lead Management & Conversion

• Handle incoming inquiries from digital marketing, walk-ins, references, hoardings, and other lead sources

• Make outbound calls to qualify leads and schedule site visits

• Maintain accurate lead data in CRM system with timely updates

• Follow systematic lead stages: qualification → 1st visit → 2nd visit → closing meeting → sale • Achieve minimum conversion targets from leads to site visits and visits to sales Site Visits & Customer Engagement

• Conduct detailed site visits and sample villa walkthroughs

• Present project features, location advantages, amenities, and payment plans effectively • Build emotional connection with customers by understanding their lifestyle, family needs, and requirements

• Handle customer objections professionally using structured objection handling techniques Sales Process Excellence

• Follow established sales SOPs for walk-ins, site visits, follow-ups, and closing meetingsPrepare detailed inquiry forms capturing customer budget, timeline, location preference, and family details

• Schedule and conduct 1st visit, 2nd visit, and closing meetings as per sales cycle

• Maintain systematic follow-up using calls, WhatsApp messages, and sharing of marketing collateral

• Prepare customers for closing meetings by building value and addressing concerns in advance Documentation & Reporting

• Submit Daily Sales Reports (DSR)

• Update CRM and Excel sheet with visit remarks, customer feedback, objections, and next action dates

• Maintain visit schedules, closing meeting pipeline, and sales forecasts accurately

• Record all customer interactions and maintain complete lead history in the system

• Prepare weekly sales review reports showing pipeline status and expected closures Relationship Building & After-Sales

• Build long-term relationships with customers from inquiry to possession

• Coordinate gifting at various customer journey touchpoints (first visit, booking, possession

) • Generate customer references and testimonials after successful sales

• Maintain regular communication with customers in pipeline through personalized content sharing

• Support customer through documentation, payment collection, and handover process Required Qualifications Education & Experience

• Minimum: Bachelor's degree in any discipline (Engineering, Commerce, Management  Real estate sales experience: 2-5 years in residential property sales

• Experience in selling properties in the ₹60 lakh to ₹3 crore range preferred

• Prior experience with villa, apartment, or premium housing projects is an advantage Skills & Competencies

• Strong communication skills in Gujarati, Hindi, and English

• Excellent presentation and persuasion abilities

• Proficiency in using CRM systems & MS Office

• Ability to handle objections and close deals under pressureGood understanding of real estate documentation, home loans, and payment structures
