Senior MEP Engineer

Key Responsibilities:

MEP Operations Management

• Oversee day-to-day MEP operations across all coworking centers.
• Ensure 24/7 functionality of HVAC, electrical, plumbing, fire safety, DG sets, STP/RO plants, lifts, and other building systems.

Team Handling

• Lead, mentor, and supervise a team of MEP technicians and facility engineers.
• Allocate tasks, monitor performance, and ensure SLAs and turnaround times are met.

Preventive & Corrective Maintenance

• Prepare and implement preventive maintenance schedules (PMS).
• Troubleshoot and resolve MEP issues promptly to ensure minimal downtime.
• Maintain detailed records of maintenance logs.

Vendor & Contractor Management

• Manage external AMC vendors for HVAC, electrical panels, elevators, and fire safety systems.
• Evaluate vendor performance, negotiate contracts, and ensure adherence to SLAs.
• Coordinate with contractors during renovations and new center launches.

Compliance & Safety

• Ensure all statutory compliances: fire NOC, electrical inspections, lift approvals, pollution board requirements, etc.
• Conduct safety audits and ensure adherence to building codes, workplace safety, and environmental standards.
• Ensure documentation and certificates are up to date.

Project Execution (Fit-outs & Retrofits)

• Support MEP design reviews and implement MEP fit-outs for new coworking spaces.
• Coordinate with architects, civil teams, and interior contractors.
• Oversee installation, testing, and commissioning of systems.

Energy & Cost Optimization

• Monitor energy consumption; propose cost-saving initiatives for power, HVAC, and utilities.
• Ensure optimal use of resources and maintain budgetary controls.

Client & Stakeholder Coordination

• Handle client complaints related to MEP issues and ensure timely resolution.
• Coordinate with the community team, operations team, and property owners.

Documentation & Reporting

• Maintain asset registers, AMC files, checklists, compliance certificates, and O&M records.
• Prepare periodic performance and incident reports for management.

Emergency Response

• Take charge of breakdowns, power failures, and critical emergencies.
• Ensure all emergency equipment (fire alarms, sprinklers, extinguishers, emergency lighting) is operational.
