Role Overview
We are seeking a dynamic and results-driven Business Development Manager to lead strategic growth initiatives across real estate asset classes including office and other real estate assets. The role is focused on genera ng high-quality leads, building relationships with occupiers, for transactions across office, industrial, flex space, and other commercial assets. The ideal candidate will bring strong local market knowledge, a proven network within the occupier community, and the ability to convert opportunities into long-term business partnerships.
Key Responsibilities
· Lead Genera on & Client Acquisition
o Identify, qualify, and convert commercial leasing leads across Bengaluru’s prime and emerging micro-markets.
o Develop and execute strategies to attract corporate occupiers.
o Build and manage a robust pipeline of leasing opportunities, ensuring consistent deal flow and revenue growth.
· Relationship Management
o Build and nurture relationships with key decision-makers at corporate occupiers.
o Act as a trusted advisor by understanding client requirements, space planning needs, and business objectives.
o Deliver tailored leasing solutions that maximize value for occupiers.
· Market Intelligence & Deal Origination
o Stay ahead of leasing trends, rental benchmarks, vacancy pa erns, and upcoming supply in Bengaluru’s commercial corridors.
o Provide market insights and data-backed recommendations to clients to support their real estate strategy.
o Originate and structure commercial leasing and investment deals across asset classes.
· Strategic Growth & Partnerships
o Identify and pursue new business opportunities across Bengaluru’s evolving real estate corridors.
o Forge and maintain strategic relationships with institutional investors, developers, landowners, and other stakeholders.
· Cross-Functional Collaboration
o Work closely with internal teams including research, legal, and technical experts to ensure seamless execution of transactions.
o Contribute to the development of strategic reports and presentations for clients and stakeholders.
Territorial Expansion
o Play a pivotal role in expanding Meraqi’s footprint into high-growth zones such emerging micro markets and regulatory zones
Essential skills
o Networking & Business Development: Ability to generate leads through proactive outreach, industry connects, and events.
o Market Knowledge: Strong grasp of Bengaluru’s office market, micro-market dynamics, rental trends, and regulatory environment.
o Communication & Presentation: Ability to present insights and proposals with clarity and impact to C-level executives.
o Market Intelligence: Ability to analyse real estate trends, micro-markets, and regulatory shifts—especially in Bengaluru.
o Deal Structuring: Expertise in evaluating and structuring commercial leasing and investment transactions.
o Financial Acumen: Understanding of valuation, ROI, and investment metrics across asset classes.
o Consultative Selling: Tailoring solutions to client needs with a long-term value creation mind-set.
o Relationship Management: Building trust and maintaining strong networks with developers, investors, and landowners.
o Negotiation & Persuasion: Driving favourable outcomes while balancing stakeholder interests
o Project Coordination: Collaborating with transaction, advisory and research teams to ensure seamless execution.
o CRM & Pipeline Management: Tracking leads, managing deal flow, and optimizing conversion strategies.
Industry-Specific Expertise (Optional)
o Commercial Leasing: Deep understanding of lease structures, tenant requirements, and occupancy strategies.
o Investment Advisory: Guiding clients through acquisition, disposition, and portfolio optimization.
o Regulatory Awareness: Familiarity with zoning laws, RERA, and urban infrastructure policies.
Educational Qualifications
o MBA in Sales, Marketing, or Real Estate & Urban Infrastructure.
o Bachelor’s degree in Business Administration, Commerce, or Engineering
