Job Description

Facility Manager: 1.     General Responsibilities: ·       Oversee the daily operations of the apartment complex. ·       Maintain effective communication with the property owners or management. 2. Maintenance and Repairs: ·       Develop and maintain a preventive maintenance schedule. ·       Inspect and oversee repairs for common areas, utilities, and building structures. ·       Address maintenance requests from residents promptly. ·       Maintain records of maintenance and repair activities. 3. Housekeeping and Cleaning: ·       Supervise the housekeeping staff and ensure they follow the housekeeping SOP. ·       Monitor and maintain cleanliness in common areas. ·       Ensure proper disposal of waste and adherence to waste segregation rules. 4. Security and Safety: ·       Implement and oversee security measures, including access control. ·       Conduct regular safety inspections and fire drills. ·       Ensure that all safety equipment (e.g., fire extinguishers, smoke detectors) is functional. ·       Respond to emergencies promptly and coordinate with emergency services. ·       Landscaping and Grounds Maintenance: 5.     Supervise landscaping and gardening activities. ·       Ensure the cleanliness and maintenance of outdoor spaces. ·       Monitor the condition of walkways, parking areas, and recreational facilities. 6. Amenities Management: ·       Oversee the operation and maintenance of amenities such as gyms, swimming pools, and common rooms. ·       Schedule regular maintenance and cleaning of amenities. ·       Ensure compliance with safety regulations for these facilities. 7. Financial Management: ·       Create and manage the facility budget. ·       Keep records of expenses, invoices, and receipts using the APP provided by the Management of the Apartment. ·       Report financial status to property owners or management. 8. Vendor /AMC Management: ·       Supervise cleaning, maintenance, and security. ·       Conduct periodic vendor evaluations and contract renewals. 9. Communication and Reporting: Resident Communication: ·       Maintain open and regular communication with residents. ·       Provide updates on maintenance, repairs, and facility improvements. ·       Address resident concerns and inquiries promptly. Management/Association Reporting: ·       Provide regular reports to property owners or management. ·       Include updates on facility operations, maintenance, and financial status. 10.  Documentation: Records: ·       Maintain detailed records of all facility-related activities, including maintenance, repairs, expenses, and vendor contracts.
