About the Role

The key responsibility includes handling efficiently all the procurement activities related to HVAC, Plumbing, Fire Fighting, Electrical, ELV System etc.

Roles and Responsibilities

1. Procurement Strategy & Planning

  • Conduct market research on materials, vendors, and price trends.
  • Develop and empanel qualified vendors; maintain updated vendor database.
  • Consolidate project requirements to leverage economies of scale.
  • Benchmark prices periodically and support project budgeting.
  • Drive supplier-led innovation and value engineering (MEP support).

2. Project Coordination

  • Align procurement plan with BOQs, specifications, and construction schedules.
  • Provide early market intelligence to optimize supplier selection.
  • Plan procurement timelines based on delivery lead times and approvals.
  • Participate in project review and expediting meetings.
  • Highlight market risks impacting cost or timelines.

3. Tendering & Contracting

  • Review indents/BOQs and clarify specifications.
  • Conduct rate analysis and prepare pre-tender estimates.
  • Finalize procurement strategy and tender schedules.
  • Float tenders, conduct pre-bid meetings, and obtain quotations.
  • Perform techno-commercial evaluations and lead negotiations.
  • Ensure contracts cover scope changes, risks, and claims.
  • Issue POs timely and track deliveries.

4. Budget & Cost Control

  • Track procurement against project budgets.
  • Monitor price trends and material availability.
  • Support budget control and cost optimization initiatives.
  • Forecast project cash outflows and coordinate with Finance.

5. Warehouse & Inventory Management

  • Ensure integration between procurement and warehouse operations.
  • Check ex-stock availability before ordering.
  • Audit inventory levels, reconciliation, and wastage control.
  • Oversee scrap disposal and salvage management.

6. Vendor Performance Management

  • Continuously onboard and evaluate vendors.
  • Define and track supplier performance metrics.
  • Recommend and implement corrective/preventive actions.

7. Compliance & Systems

  • Ensure legal, contractual, and statutory compliance.
  • Manage bonds, insurances, and documentation.
  • Align procurement processes with ERP systems and drive improvements.
  • Maintain strong stakeholder relationships and professional standards.

Education and Desired Qualifications

  • Bachelor’s Degree in Electrical/Mechanical Engineering; PG in Material Management preferred.
  • 6-8 years of experience in reputed real estate/construction firms handling MEP & ELV portfolios.
  • Strong knowledge of HVAC, Electrical systems, BMS, Security, AV, and IT infrastructure.
  • Sound understanding of technical and material specifications in realty projects; hands-on exposure to site requirements.
  • Well-networked with industry vendors enabling faster sourcing and execution.
  • Experience working in structured, system-driven environments with ERP usage.
  • Proficient in MS Office and standard software tools; AutoCAD knowledge preferred.
