Job Description

🏗️ Facility Manager – Constructions Field (Maintenance)

Roles & Responsibilities

1. Maintenance Operations

  • Oversee day-to-day maintenance of buildings, common areas, and amenities.
  • Manage electrical, plumbing, civil, HVAC, lifts, DG sets, STP, WTP, fire-fighting systems, and pumps.
  • Ensure preventive and breakdown maintenance activities are carried out as per schedule.

2. Team & Vendor Management

  • Lead and supervise maintenance engineers, supervisors, technicians, and housekeeping staff.
  • Coordinate with external vendors and AMC service providers.
  • Monitor vendor performance and service-level agreements (SLAs).

3. Preventive Maintenance & Planning

  • Prepare and implement preventive maintenance schedules.
  • Plan manpower, materials, and spare parts.
  • Reduce breakdowns through effective maintenance planning.

4. Resident / Client Coordination

  • Handle escalated complaints from residents/clients.
  • Ensure timely resolution of issues with proper communication.
  • Conduct regular meetings with society members or clients.

5. Budgeting & Cost Control

  • Prepare annual maintenance budgets.
  • Monitor expenses and control operational costs.
  • Verify and approve vendor bills and invoices.

6. Safety, Compliance & Audits

  • Ensure compliance with fire & safety norms, statutory regulations, and local authority guidelines.
  • Conduct safety inspections and mock drills.
  • Support statutory audits and inspections.

7. Documentation & Reporting

  • Maintain maintenance records, logbooks, AMC details, and compliance documents.
  • Prepare daily, weekly, and monthly reports for management.
  • Maintain asset registers and inventory records.

8. Handover & Post-Construction Support

  • Coordinate snag rectification during project handover.
  • Manage defect liability period (DLP) activities.
  • Ensure smooth transition from construction to operations.

9. Software & Systems

  • Use facility management software (MyGate, CRM, CAFM, Excel).
  • Track complaints, work orders, and asset maintenance history.
