JOB DESCRIPTION

Position: Quality Supervisor

Project Type: Villas / Independent Houses / Premium Residential

Location: Project Site

Experience: 2 – 6 Years (Villa / Residential finishing preferred)

Reporting To: Project Manager / Site Head

JOB PURPOSE

The Finishing Engineer is responsible for executing and monitoring all architectural and interior finishing works of villa projects, ensuring high-quality workmanship, aesthetic appeal, adherence to specifications, and timely handover.

KEY ROLES & RESPONSIBILITIES

1. Finishing Works Execution

Supervise all finishing activities including plastering, putty, painting, polishing, and texture works

Ensure finishes are executed as per approved drawings, samples, and client requirements

2. Flooring & Tiling Works

Monitor tile, marble, granite, wooden, and outdoor paving works

Ensure proper levels, slopes, joint alignment, skirting finish, and surface flatness

3. Plumbing, Sanitary & CP Fittings

Supervise installation of sanitary ware and CP fittings

Conduct pressure testing and leakage checks

Ensure proper alignment and finishing of fixtures

4. Electrical & Lighting Works

Coordinate concealed and final electrical works

Ensure correct positioning of switches, sockets, DBs, and light fixtures

Verify safety norms, earthing, and final testing

5. Doors, Windows & Joinery

Supervise installation of main doors, internal doors, windows, and hardware

Ensure smooth operation, proper fixing, and damage-free finishes

6. Waterproofing & Sealant Works

Oversee waterproofing works in toilets, balconies, and terraces

Check sealant applications at windows, tiles, and expansion joints

7. Quality Control & Snag Management

Identify defects and prepare snag / punch lists

Ensure rectification of cracks, hollowness, patch marks, and alignment issues

Maintain high finish quality before client inspection

8. Contractor & Labour Coordination

Coordinate with finishing contractors, vendors, and skilled labor

Plan daily activities to avoid work clashes

Monitor productivity and workmanship

9. Material Management

Verify material quality, brand, and specifications

Control wastage and prevent rework

Maintain finishing material inventory

10. Client Interaction & Handover

Coordinate during client walkthroughs

Address finishing-related observations

Support smooth final handover of villas in ready-to-occupy condition

QUALIFICATIONS

Diploma / B.E / B.Tech in Civil Engineering

Relevant experience in residential finishing works

SKILLS & COMPETENCIES

Strong attention to detail

Knowledge of finishing materials & execution methods

Good coordination & communication skills

Ability to manage multiple activities simultaneously

Quality-oriented mindset

WORKING CONDITIONS

Site-based role

May require extended hours during finishing & handover stage
