Job Description

Position – Telecaller (real estate)

 Location – Somajiguda

Salary – Rs 25000 – Rs 30000

Timings – 10:30 am – 7:30 pm

Working Days – 6 days

Roles & Responsibilities

This reflects how established real estate firms traditionally operate — disciplined follow-up, proper documentation, and measurable conversion responsibility.

1. Lead Management & Allocation

  • Receive leads from all sources (portals, website, social media, walk-ins, channel partners, references).
  • Verify lead authenticity and remove duplicates/fake enquiries.
  • Classify leads: Hot / Warm / Cold based on buying timeline and budget.
  • Assign leads to sales executives as per territory / project / availability.
  • Ensure immediate contact — first call within defined TAT (preferably within 5–10 minutes).
  • Track uncontacted leads and escalate delays.



2. Follow-up Monitoring & Conversion Tracking

  • Monitor daily follow-ups of sales team in CRM system.
  • Ensure every lead has next follow-up date updated.
  • Track site visit scheduling and completion status.
  • Identify stuck leads and push sales team for closure action.
  • Maintain pipeline stages:
  • Enquiry
  • Qualified
  • Site Visit Done
  • Negotiation
  • Booking
  • Agreement
  • Registration
  • Share daily conversion performance report to management.



3. Customer Communication & Coordination

  • Act as single point of coordination between:
  • Customer
  • Sales team
  • Accounts
  • Legal
  • Projects/Construction team
  • Provide accurate project details, pricing updates and availability status.
  • Address customer queries regarding payment plans, amenities, possession timelines.
  • Send official communication:
  • Booking confirmation
  • Payment reminders
  • Documentation checklist
  • Agreement updates
  • Possession updates



4. Booking & Documentation Process

  • Verify booking form completeness.
  • Collect and maintain KYC documents from customer.
  • Coordinate agreement drafting with legal team.
  • Schedule agreement signing and registration dates.
  • Maintain customer file (digital + physical).
  • Ensure compliance with RERA documentation norms.



5. Payment Tracking & Collections Support

  • Monitor payment schedule as per agreement.
  • Send reminders before due date.
  • Follow up for overdue payments with customers politely but firmly.
  • Coordinate with accounts team for receipt generation.
  • Update payment status in CRM daily.
  • Escalate high-risk default cases to management.



6. Inventory & Data Management

  • Maintain real-time inventory status (available / blocked / booked / sold).
  • Avoid double allocation of units.
  • Update price revisions and offer schemes.
  • Maintain customer database hygiene.
  • Generate weekly and monthly reports:
  • Lead source performance
  • Sales conversion ratio
  • Channel partner performance
  • Collection report
  • Cancellation report



7. Site Visit & Channel Partner Coordination

  • Schedule and confirm site visits.
  • Arrange cab/pickup when required.
  • Coordinate with channel partners for client visits.
  • Maintain visit register and feedback.
  • Track visit-to-booking conversion ratio.



8. Post-Sales & Customer Retention

  • Handle post-booking customer relations.
  • Share construction updates and progress photos periodically.
  • Manage customer complaints and service requests.
  • Coordinate possession and handover process.
  • Collect customer feedback and testimonials.
  • Encourage referrals and repeat purchases.



9. Reporting & MIS

  • Daily:
  • Leads received
  • Calls made
  • Site visits
  • Bookings
  • Pending follow-ups
  • Weekly:
  • Conversion ratio
  • Source performance
  • Salesperson performance
