Job Summary:
The Commercial Real Estate Agent will be responsible for identifying and securing new locations for Suits Coworking Spaces within Jaipur. This crucial role involves actively scouting potential properties, building relationships with landlords and property owners, negotiating lease agreements, and contributing to our strategic expansion. The ideal candidate will possess a strong understanding of the Jaipur commercial real estate market, excellent negotiation and communication skills, and a proven track record of success in commercial real estate transactions.
Responsibilities:
- Property Sourcing and Identification:
- Proactively identify and evaluate potential commercial properties in target areas of Jaipur that align with Suits Coworking Spaces' expansion strategy.
- Conduct thorough market research to understand availability, pricing, and suitability of various commercial spaces (office buildings, retail spaces, etc.).
- Network with local real estate brokers, developers, and property owners to uncover off-market opportunities.
- Conduct site visits and assess the physical attributes, accessibility, and overall suitability of potential locations.
- Landlord Relationship Management:
- Build and maintain strong relationships with landlords, property owners, and their representatives.
- Effectively communicate Suits Coworking Spaces' value proposition and expansion goals.
- Present proposals and negotiate lease terms and conditions to secure favorable agreements.
- Due Diligence and Analysis:
- Conduct initial due diligence on potential properties, including zoning regulations, legal aspects, and infrastructure.
- Collaborate with internal teams (operations, finance, legal) to evaluate the feasibility and potential of each location.
- Prepare detailed reports and presentations outlining property assessments and recommendations for senior management.
- Negotiation and Closing:
- Lead and manage the negotiation process for lease agreements, ensuring favorable terms and conditions.
- Work closely with legal counsel to finalize lease documents and ensure compliance.
- Ensure a smooth and efficient closing process.
- Market Intelligence and Reporting:
- Stay abreast of the latest trends and developments in the Jaipur commercial real estate market.
- Monitor competitor activity and identify potential opportunities and challenges.
- Provide regular reports on scouting activities, potential leads, and negotiation progress.
- Collaboration:
- Work closely with the executive team and other departments to align property acquisition with the overall business strategy.
- Contribute to the development of expansion plans and location selection criteria.
Qualifications and Skills:
- Proven track record of success in commercial real estate brokerage or property acquisition, preferably within the Jaipur market.
- Deep understanding of the local commercial real estate landscape, including key areas, property values, and market dynamics.
- Excellent negotiation, communication (both written and verbal), and interpersonal skills.
- Strong networking abilities and established relationships within the Jaipur real estate community.
- Ability to conduct thorough market research and property analysis.
- Self-motivated, results-oriented, and able to work independently.
- Strong organizational and time management skills.
- Proficiency in using relevant real estate software and tools.
- Bachelor's degree in Real Estate, Business Administration, or a related field is preferred. A relevant diploma with significant experience will also be considered.
- Valid real estate license (if applicable in Jaipur/Rajasthan).
