Job Description

Job Description

Real Estate Marketing Telecaller / Presales Executive. (Only female candidate can apply)

The Real Estate Telecaller handles inbound and outbound telephonic communications to promote property projects, identify potential buyers, and schedule site visits.

Key Responsibilities:

•      Outbound Lead Generation: Initiate cold and warm calls to potential clients from provided databases and leads from DM source to introduce property listings and investment opportunities. Educate clients on property features, benefits, pricing, and market trends; handle objections; and persuade them to take the next step.

•      Inbound Query Management: Respond professionally to inquiries regarding various real estate projects, providing detailed information on prices, locations, and amenities.

•      Client Qualification: Use effective questioning to understand customer requirements (budget, location, timeline) and identify high-potential "hot" leads.

•      Appointment Scheduling: Coordinate and schedule site visits for potential buyers with on-site sales Manager.

•      CRM Management: Maintain accurate and up-to-date records of all client interactions, feedback, and lead status in the company's CRM software.

•      Follow-up: Conduct regular follow-up calls with prospects to gauge interest and move them through the sales funnel.

Key Result Areas (KRAs) & KPIs

KRAs define the primary outcomes for which the tele caller is accountable, measured through specific Key Performance Indicators (KPIs).

Key Result Area (KRA)    Key Performance Indicator (KPI)

Lead Generation & Qualification  Number of daily outbound calls made and number of qualified leads generated per month. Ability to build rapport and handle objections

Conversion Efficiency     Percentage of total calls converted into scheduled site visits.

Sales Pipeline Support    Number of actual site visits completed by leads scheduled by the tele caller.

Data Integrity Accuracy and timeliness of CRM updates for 100% of handled calls.

Product Knowledge Scoring 90%+ on periodic assessments of project details, market trends, and legal principles.

Client Engagement Average call duration for meaningful interactions and positive feedback from customer satisfaction surveys.

Requirements Standards

•      Education: High school diploma or equivalent; Bachelor's degree in Marketing/Business preferred.

•      Language: English, Hindi, Bengali, and any other language will be an added advantage. (Read, Write, and Speak)

•      Experience: 2–3 years in telemarketing or sales, preferably within the real estate sector.

•      Skills: Proficiency in CRM tools, strong negotiation skills, and the ability to maintain telephone etiquette under pressure.

•      Market Research: Stay updated on property details, market trends, and competitor activities.

•      Availability: Typically a full-time role (6 days a week) with a focus on day shifts.

Body Language (Affects Tone and Energy)

1.     Maintain good posture. Sitting or standing up straight helps the candidate's voice sound clearer and more confident, avoiding the muffled sound that comes with slouching.

2.     Smile genuinely. Even over the phone, a natural smile changes a candidate's facial muscles, resulting in a warmer, more upbeat, and higher-pitched tone of voice that makes you seem approachable and positive.

3.     Use purposeful hand gestures. While not visible to the client, using natural hand gestures as you speak can add emphasis to candidate words and channel positive energy into the candidate conversation, preventing a stiff delivery.

4.     Nod to show engagement Subtle nodding while actively listening to the customer demonstrates engagement and assures them that they are being heard and understood.

Attitude

5.     Project confidence. An inner belief in the candidate's product and ability will naturally translate into confident non-verbal cues and vocal delivery, which reassures the customer.

6.     Be an active listener. The attitude of paying full attention to the customer's needs and concerns, and using head nods or verbal acknowledgments ("I understand," "Yes") shows empathy and makes the customer feel valued.

7.     Maintain an upbeat and professional tone. Varying the candidate's vocal tone and pace helps maintain interest and convey empathy. An overly monotone voice can sound disengaged.

8.     Stay focused and remove distractions. A concentrated attitude shows respect for the customer's time. A clean and organized workstation helps minimize distractions, ensuring all attention is on the conversation.

9.     Align attitude with messaging. Ensure the candidate's internal attitude and non-verbal cues match the candidate's verbal message. Incongruence between what you say and how you say it can subconsciously erode trust.
