MBA – Property Business Manager

Location: Mumbai, Maharashtra

Type: Full-time, On-site

Compensation: Hybrid (Competitive Base + Performance Incentives Linked to Revenue Growth)

About the Opportunity

We own and manage a heritage property of 58 units under a mixed tenancy structure, including 13 owned units, multiple sublet units, and cooperative long-term tenants under pagdi arrangements.

We are seeking a commercially sharp, creative, and execution-driven leader who can transform this property into a high-yield, multi-revenue-stream asset without major structural changes or external capital injection.

This is not a caretaker role. It is a business transformation mandate that blends asset management, business development, and hospitality / commercial space innovation.

 

Key Responsibilities

  1. Revenue Strategy & Execution
  • Design and implement a phased plan to grow revenue to ₹20L/month within 5 years.
  • Maximize yield from owned units through high-value formats (short-term stays, co-living, boutique offices).
  • Develop low-capex, high-ROI monetization ideas for vacant units and open compound space (e.g., kiosks, paid parking, events, EV charging).
  1. Tenant & Unit Unlocking
  • Negotiate and structure cooperative buyouts of pagdi tenants using self-funded cash flows.
  • Create win–win upgrade incentives for tenants to shift to higher-yield usage formats.
  1. Marketing & Demand Generation
  • Build and manage digital presence across booking platforms (Airbnb, co-living, coworking portals) and local marketing channels.
  • Position the property as a premium, mixed-use destination.

 

  1. Partnership Development
  • Forge revenue-sharing partnerships with local businesses, service providers, and event organizers.
  • Source vendors/operators for compound monetization (e.g., food trucks, pop-up stores).
  1. Operations & P&L Ownership
  • Oversee on-ground operations, tenant relations, and vendor management.
  • Maintain full visibility on occupancy, pricing, expenses, and profitability.
  • Approve and execute experiments within pre-agreed strategic guidelines.

 

Candidate Profile

Must-Have:

  • MBA from a recognized institution (or equivalent business/management track record).
  • Proven experience (minimum 5 years) in growing revenue for real estate assets, hospitality spaces, or mixed-use commercial properties.
  • Track record of delivering 2–5× yield improvement within 2–3 years on limited budgets.
  • Strong negotiation skills with tenants, vendors, and business partners.
  • Comfort with P&L ownership, ROI calculations, and performance-linked targets.

Preferred:

  • Experience in short-term rental operations, co-living/co-working businesses, or hospitality management.
  • Local market knowledge (Mumbai or similar urban property markets).
  • Ability to execute both digital marketing campaigns and on-ground activation.

 

Performance Metrics

  • Revenue growth vs. target milestones.
  • Number of units converted to high-yield formats.
  • Occupancy rates & average yield per unit.
  • Additional revenue from compound/common space monetization.
  • Positive cash-flow-funded tenant buyouts completed.

 

Compensation

  • Competitive fixed salary.
  • Significant performance incentives tied to quarterly and annual revenue/profit milestones.
