Legal Due Diligence

• Conduct detailed title search and verification of immovable properties.
• Examine sale deeds, conveyance deeds, lease deeds, development agreements, gift deeds, partition deeds, etc.
• Verify ownership history and identify defects, encumbrances, or litigation risks.
• Check land classification (freehold / leasehold), tenure, and restrictions.

Property & Land Record Verification

• Scrutinize revenue records (7/12 extract, property card, mutation entries, NA orders).
• Verify approvals from local authorities, municipal corporations, and development authorities.
• Review building approvals, commencement certificates (CC), occupation certificates (OC).
• Conduct search at Sub-Registrar Office and online land records portal.

Report Drafting

• Prepare Title Search Report (TSR) / Legal opinion Report (LOR).
• Highlight legal risks and provide risk mitigation suggestions.
• Provide clear legal opinion on marketability of title.

Coordination & Compliance

• Ensure compliance clients, banks, financial institutions.
• Ensure compliance with internal policies and regulatory guidelines.

Required Skills:

• Strong knowledge of Property Law, Transfer of Property Act, Registration Act.
• Understanding of SARFAESI Act & mortgage laws.
• Good drafting and analytical skills.
• Ability to identify legal risks in property transactions.
• Proficiency in MS Office and legal research tools.
