Senior Architect

Position: Liaison Manager & In-House Architect

Location: Chembur, Mumbai

Reporting To: CEO / Project Head

ROLE OVERVIEW

The Liaison Manager Cum In-House Architect will play a dual critical role in managing statutory approvals, authority liaison, and architectural coordination for the project under the company.

The role requires strong experience in Mumbai redevelopment projects, hands-on knowledge of MCGM approvals, and the ability to coordinate between society, consultants, contractors, and authorities while ensuring architectural intent and compliance are maintained.

KEY RESPONSIBILITIES

A. LIAISON & STATUTORY APPROVALS

1.    Act as the single-point liaison with all statutory authorities including:

o  Municipal Corporation of Greater Mumbai (MCGM)

o  Fire Department

o  Sewerage & Water Department

o  Storm Water Drain (SWD)

o  Tree Authority (if applicable)

o  Airport Authority / Environmental bodies (if required)

2.    Manage end-to-end approval processes, including:

o  Land sub-division approvals

o  Development Plan (DP) remarks

o  IOD / CC (phased)

o  Fire NOC

o  Plinth, upper floor, and final approvals

o  Occupation Certificate (OC)

3.    Coordinate with external liaison agents and ensure timelines are met.

4.    Track objections, remarks, and compliances raised by authorities and ensure timely resolutions.

5.    Maintain approval status trackers and provide weekly updates to the CEO.

B. ARCHITECTURAL COORDINATION & PLANNING

6.    Act as the in-house planning architect, coordinating with:

o  Principal Architect

o  Structural Consultant

o  MEP Consultant

o  Project Manager / PMC

7.    Make minor architectural changes, internal layout revisions, and planning optimizations without impacting statutory approvals.

8.    Ensure architectural drawings comply with:

o  DCPR 2034

o  Redevelopment regulations (33(11), 33(20)(b), etc.)

o  Fire and services norms

9.    Assist in preparing presentation drawings for:

• Society meetings
• Internal approvals
• Marketing and sales collateral (post-CC)

C. COORDINATION & REPORTING

11. Coordinate between:

• Consultants
• Legal team (for DA / PAAA annexures)
• Accounts team (for approval-related payments)

12. Support documentation for:

• RERA registration
• Periodic RERA updates
• Architect certifications required under RERA

13. Attend site and authority meetings as required.

14. Maintain organized records of:

• All approvals
• Sanctioned plans
• Revised drawings
• Correspondence with authorities

QUALIFICATIONS & EXPERIENCE

• Bachelor’s Degree in Architecture (B.Arch) – Mandatory
• Registration with Council of Architecture (COA) preferred
• 5-10 years experience in Mumbai redevelopment projects
• Proven experience in MCGM liaison and approvals
• Strong knowledge of DCPR 2034 and redevelopment regulations
• Hands-on experience coordinating with Fire, SWD, Water, Sewer, and Planning authorities

SKILLS REQUIRED

• Strong understanding of Mumbai municipal processes
• Excellent coordination and follow-up skills
• Ability to manage multiple approvals simultaneously
• Good communication skills (Marathi preferred)
• Working knowledge of AutoCAD; basic knowledge of Revit preferred
• Strong documentation and reporting discipline
