Job Summary

We are seeking a Junior Architect to assist in planning, approvals, and execution of a 20-acre NA plotted villa development in Maharashtra. The role involves working as part of the developer’s team, coordinating with consultants, site engineers, and authorities, ensuring compliance with UDCPR, RERA, and local planning norms.

Key Responsibilities

1. Layout Planning (As per UDCPR – Maharashtra)

• Assist in preparation of plotted layout plans including:

• Internal road network (9m / 12m roads as per norms)

• Plot subdivision, open spaces, amenity areas, and reservations

• Prepare area statements (Gross plot area, net plot area, amenity area, DP reservations if any)

• Ensure compliance with UDCPR provisions related to:

• Road widths

• Marginal open spaces

• Amenity space allocation

• Recreational ground requirements

2. Villa Planning & Confirmation Drawings

• Prepare typical villa unit plans as per:

• Permissible FSI

• Setbacks and building height norms

• Ground coverage limits

• Support individual plot confirmation drawings for customer approvals

• Assist in preparing standard villa typologies (G / G+1)

3. Statutory Approvals & Authority Coordination

• Assist in drawings and documentation for:

• NA plotted layout sanction

• Local authority / Gram Panchayat / Planning Authority submissions

• Coordinate for:

• Demarcation plans

• Access road confirmation

• Amenity & open space demarcation

• Support compliance with Environmental and fire norms where applicable

4. RERA Documentation Support

• Assist in preparation of architectural documentation for MahaRERA registration, including:

• Approved layout plans

• Villa unit plans

• Carpet area calculations (as per RERA definition)

• Amenity details

• Support ongoing RERA updates and revisions

5. Infrastructure & Site Development Coordination

• Coordinate with consultants for:

• Internal roads and paving

• Storm water drainage

• Sewer lines / septic tanks / STP (if applicable)

• Water supply layouts

• Assist in level marking, road sections, and service corridors

6. Site Coordination & Execution Support

• Conduct regular site visits for design coordination

• Resolve architectural issues during execution

• Coordinate with site engineers and contractors

• Assist in preparation of as-built drawings

Software & Technical Skills

• AutoCAD – Mandatory

• SketchUp / Revit (basic knowledge preferred)

• MS Excel (area statements, plot schedules)

• Understanding of UDCPR 2020 (and amendments)

• Knowledge of NA land conversion and plotted layout approvals

Educational Qualification

• Bachelor of Architecture (B.Arch)

• COA Registration preferred

• Strong understanding of Maharashtra planning norms

• Ability to work on large-scale plotted developments

• Good coordination with legal, engineering, and approval teams

• Attention to detail in area calculations and compliance

• Experience with 7/12, property card reference drawings

• Coordination with talathi / local planning offices

• Exposure to amenity approvals & completion drawings
