Deputy Manager - Building Management Systems (BMS)
Responsibilities
BMS System Engineering & Maintenance:
Lead the engineering, installation, commissioning, and maintenance of BMS systems, ensuring that they operate efficiently, reliably, and in compliance with airport standards.
Oversee the day-to-day operation of BMS infrastructure, including HVAC, lighting, electrical systems, fire alarm systems, and access controls, ensuring their seamless integration with other airport systems.
Ensure continuous monitoring, testing, and updating of BMS systems to maintain optimal performance levels across all facilities.
Develop and execute maintenance schedules for BMS systems, ensuring proper preventive maintenance and minimal downtime.
Troubleshooting and Fault Resolution:
Lead troubleshooting efforts in case of system failures, quickly diagnosing faults within BMS-related systems and resolving issues with minimal disruption to airport operations.
Coordinate with engineering teams to repair or replace faulty components of BMS systems, ensuring efficient and timely resolutions.
Implement diagnostic tools and technologies to identify potential issues before they impact the operations of the airport.
Energy Efficiency and Sustainability:
Monitor and optimize energy consumption across airport facilities by utilizing BMS for HVAC systems, lighting, and electrical load management.
Implement energy-saving initiatives through BMS systems, ensuring energy optimization and contributing to the airport’s sustainability goals.
Evaluate the performance of BMS systems in managing energy usage, recommending improvements for greater cost savings and environmental benefits.
Safety and Regulatory Compliance:
Ensure that all BMS systems comply with airport-specific safety standards, industry regulations, and local environmental health and safety guidelines.
Conduct regular safety audits and inspections on BMS-related systems, ensuring proper documentation and compliance with safety standards such as fire safety, electrical safety, and hazard control.
Assist in the development and updating of Standard Operating Procedures (SOPs) for BMS operation and maintenance to ensure a safe environment for all stakeholders.
Budget Planning & Forecasting:
Develop and manage the annual budget for BMS operations, including system maintenance, upgrades, energy-saving initiatives, and staffing.
Prepare detailed budget forecasts, considering historical data, upcoming projects, and planned system enhancements to ensure adequate financial planning.
BMS Performance Monitoring:
Lead the monitoring of BMS data for system performance, energy usage, and operational efficiency, utilizing system dashboards and reports.
Analyze system data to detect performance trends and inefficiencies, implementing corrective measures as necessary.
Develop and track key performance indicators (KPIs) related to BMS system uptime, reliability, and energy consumption to ensure continuous improvement.
Vendor and Contractor Management:
Oversee relationships with third-party vendors and contractors responsible for BMS system components or services, ensuring high-quality service delivery and compliance with contractual obligations.
Coordinate with vendors for the timely procurement of equipment, materials, and parts required for the maintenance and repair of BMS systems.
Manage vendor service level agreements (SLAs) and ensure that maintenance and repair activities are performed within specified time frames and quality standards.
Team Leadership and Development:
Lead and supervise the BMS engineering and maintenance team, providing guidance, training, and mentorship to junior engineers and technicians.
Develop and implement training programs to improve the technical skills and knowledge of the BMS team.
Ensure proper documentation of maintenance activities and work orders, ensuring that team members follow industry best practices and safety guidelines.
Project Management and System Upgrades:
Lead BMS system upgrade projects, including design, installation, and commissioning, ensuring alignment with airport’s engineering objectives and timelines.
Plan and manage engineering projects related to BMS integration with other airport systems, ensuring minimal disruption to ongoing operations during implementation.
Assist in evaluating and selecting new BMS technologies and tools to enhance operational capabilities.
Reporting and Documentation:
Provide regular reports on the status and performance of BMS systems, including energy usage, maintenance activities, and system health.
Maintain detailed records of system configurations, maintenance logs, troubleshooting reports, and compliance audits to ensure transparency and accountability.
Document system updates, troubleshooting efforts, and any changes to BMS configurations, ensuring all data is current and easily accessible for future reference.

Qualifications
Educational Qualifications:
Bachelor's degree in Electrical Engineering, Mechanical Engineering, or a related field
Certification in Building Management Systems (BMS) or similar, such as from the Building Controls Industry Association (BCIA) or equivalent
Additional certifications in HVAC, electrical systems, or energy management are a plus
Professional engineering license (depending on the country/region)
Work Experience:
10+ years of experience working with BMS systems, including hands-on installation, commissioning, and troubleshooting
Proven experience in managing teams and leading projects within the BMS or building automation industry
Strong background in working with control systems, HVAC, lighting, and energy management solutions
Experience collaborating with contractors, clients, and other engineering teams on large-scale building projects
Familiarity with industry regulations, safety standards, and energy efficiency guidelines
