Job Description: Director - Business Development
JLL Project & Development Services, Mumbai
Position Overview
JLL Project & Development Services is seeking a seasoned Director of Business Development to lead sales growth and expand our market presence in Mumbai. This strategic role requires a proven leader with deep industry experience and strong market connections to drive sales growth across all asset classes (Interior fitout, Design build, Greenfield projects, Data centres).
Key Responsibilities
Business Development & Sales Strategy
- Drive revenue growth and market share expansion across JLL's Project & Development Services portfolio
- Identify, pursue, and secure high-value business opportunities with corporate occupiers, developers, and institutional clients
- Develop and execute comprehensive go-to-market strategies for Mumbai micro-markets across office, retail, residential, industrial, and mixed-use developments
- Build and maintain a robust pipeline of qualified prospects and opportunities
Client Relationship Management
- Leverage existing market connections with clients, occupiers, developers, vendors, and consultants
- Establish new strategic partnerships and strengthen existing relationships within the Mumbai real estate ecosystem
- Lead client presentations, proposal development, and contract negotiations
- Serve as primary relationship owner for key accounts and strategic clients
Market Intelligence & Positioning
- Demonstrate deep understanding of Mumbai's micro-markets, including emerging locations, infrastructure developments, and market dynamics
- Provide market insights and intelligence to internal teams and clients
- Position JLL's Project & Development Services capabilities effectively against competition
- Stay current with industry trends, regulatory changes, and market opportunities
Cross-Functional Collaboration
- Collaborate closely with project delivery teams to ensure seamless client experience
- Work with other JLL business lines (Capital Markets, Leasing, Property Management) to identify cross-selling opportunities
- Partner with marketing teams to develop targeted campaigns and thought leadership content
- Support proposal development and client pitch processes
Required Experience & Background
- 15+ years of progressive business development and sales experience in:
- International property consultancies
- Project management consultancies
- Design and build firms
- Interior and fitout specialists
- Architectural products companies
- Proven track record in double digit sales growth, business development in real estate for project management business with hands-on experience
- Deep knowledge of Mumbai real estate market across all asset classes
- Established network of relationships with key market players including clients, occupiers, developers, vendors, and consultants
Educational Requirements
Essential:
- Graduate degree in any discipline
- MBA in Sales & Marketing
Preferred (Added Advantage):
- Bachelor of Engineering (Civil)
- Bachelor of Architecture (B.Arch.)
- Bachelor of Technology (B. Tech)
- Other relevant technical qualifications

Reporting Structure
This position reports to the Mumbai City Head of Project & Development Services and works closely with regional leadership teams across JLL's integrated platform.
