Lead Office Leasing

Responsibilities

Purpose:

 
Lead - Retail Leasing is responsible for managing the leasing activities for retail spaces at large assets, ensuring that available properties are marketed effectively and filled with suitable tenants. This role focuses on driving occupancy in retail properties by leading the team in conducting tours, reviewing applications, and negotiating lease terms that align with both tenant needs and company objectives. The Lead also works closely with retail clients to ensure their space requirements are met, while maintaining strong tenant relationships to encourage lease renewals and long-term occupancy.
 

*Key Responsibilities of Role  

Secure Retail leasing clients and strategic business development 

Secure Retail Leasing clients including anchors, mini anchors, experiential concepts, family entertainment concepts, F&B clients, etc. in the initial phase of product development.

Develop and implement leasing strategies to maximize occupancy and revenue.

Work along with design, planning, leasing, BD & strategy and create MIS Trackers from strategic business development perspective providing regular reporting as well as providing specific inputs for new business opportunities and projects for CSD.

Collaborate with the project and design teams to evaluate the correctness of product mix and providing feedback for optimum product development.

Collaborate with the marketing and design teams to create compelling leasing proposals.

Conduct financial/business analysis for ensuring the viability of various tenants/clients from revenue and cost perspective.

Ensure compliance with leasing regulations and legal requirements

Develop and Optimize Tenant Mix for Retail Leasing:

Lead the development and execution of retail leasing strategies aimed at attracting a diverse mix of retailers that align with the mall’s positioning and market.

Ensure that leasing activities drive footfall, support long-term profitability, and enhance the mall’s status as a top retail destination.

Market Research and Retail Prospect Identification:

Conduct in-depth market research to track retail trends, consumer preferences, and competitor activities, using this data to strategically target retailers that appeal to customers.

Identify and approach retail brands that can help increase footfall and fill gaps in the current tenant mix to improve retail offerings.

Retail Tenant Negotiation and Lease Management:

Oversee the retail leasing process from initial discussions through to agreement finalization, ensuring lease terms meet both the commercial goals and tenant needs.

Negotiate complex retail lease terms such as rental rates, store size, fit-outs, and terms aligned with the retailer’s business model while ensuring legal and financial compliance.

Retail Tenant Relationship Management and Support:

Maintain strong relationships with retail tenants, acting as their primary point of contact to resolve issues and provide support throughout their tenancy.

Build and nurture long-term partnerships by addressing tenant concerns and ensuring smooth lease renewals to foster a thriving retail environment.

Collaborating on Store Openings and Retail Layouts:

Work closely with marketing, operations, and design teams to ensure smooth store openings and optimal retail space utilization that maximizes footfall.

Coordinate efforts to align tenant store designs with design standards and promote visibility, creating engaging customer experiences that drive foot traffic.

Footfall Analysis and Retail Reporting:

Analyze retail leasing performance by tracking key metrics such as footfall, occupancy rates, and rental income, and develop strategies for the effectiveness of leasing strategies.

Regularly report leasing data and insights to senior management, recommending adjustments to optimize space utilization and enhance mall profitability.

Documentation and Reporting of Retail Leasing Activities:

Ensure that all retail leasing activities, including lease agreements, tenant correspondence, and store design approvals, are accurately documented.

Provide regular reports on retail occupancy, footfall patterns, rental yields, and tenant sales performance, delivering valuable insights for strategic decision-making.

Digital Mindset:

Promote the adoption of digital technologies and innovative solutions in Leasing initiatives for city-side projects. Stay informed on emerging trends and best practices to leverage opportunities for transformation.

Team Leadership and Development:

Lead and collaborate with diverse teams (marketing, projects, design) to ensure alignment on leasing strategies and execution.

Implement training programs to enhance staff capabilities, focusing on service quality and operational excellence.

Qualifications

Educational Qualifications:

A bachelor’s / master's degree in business administration, real estate, marketing, or a related field is required.

Work Experience:

12-15 years of experience in retail leasing, with a strong background in property management and tenant negotiations. Experience working with various retail brands and understanding their space needs is crucial. Previous experience in managing leasing teams and meeting occupancy targets is highly preferred.
