Legal Executive

Job Title: Legal Executive – Plotted Development (Land & RERA)

Role Objective

To handle end-to-end legal documentation and statutory compliances for plotted development projects, including land aggregation, NA conversion, MahaRERA compliance, and plot sale registrations, ensuring clear title and smooth handover to customers.

Key Responsibilities

1. Land Aggregation & Title Due Diligence

• Verification of 7/12 extracts, 8A, Ferfar, Property Cards

• Checking ownership chain, mutations, inheritance entries

• Coordination for title search reports (30+ years)

• Handling sale deeds, gift deeds, partition deeds during land acquisition

• Coordination with advocates for title opinion

2. NA Conversion & Local Authority Approvals

• Assistance in NA (Non-Agricultural) permission process

• Follow-up with Tehsildar, Collector, Town Planning

• Handling layout approvals from Gram Panchayat / Planning Authority

• Ensuring compliance with zoning, DP roads, reservations

3. MahaRERA – Plotted Development Compliance

• Preparation & filing of MahaRERA registration for plotted projects

• Drafting & uploading:

• Form 1–7

• Declarations & affidavits

• Layout plans, amenities disclosures

• Quarterly updates (QPRs) & Form 3 CA

• Handling RERA clarifications, objections, extensions

4. Plot Sale Documentation & Registration

• Drafting and coordination for:

• Agreement to Sell (plot-wise)

• Sale Deeds / Deeds of Conveyance

• Allotment Letters

• Possession Letters

• Stamp duty calculation & registration coordination

• Handling bulk registrations & customer documentation

5. Common Amenities & Project-Level Documentation

• Drafting amenities agreements, road access undertakings

• Documentation for:

• Internal roads, drainage, water, electricity

• Common open spaces & reservations

• Assistance in formation of Plot Owners Association / Society (if applicable)

6. Liaisoning & Government Coordination

• Regular liaison with:

• Sub-Registrar Office

• MahaRERA

• Talathi / Tehsildar / Collector Office

• Gram Panchayat / Local Planning Authority

• Follow-ups for certified copies, approvals, and compliance filings

7. Internal Coordination & Record Management

• Maintaining plot-wise legal folders (physical & digital)

• Preparing legal checklists for sales team

• Supporting CRM & accounts for documentation accuracy

• Assisting in audits, investor DD, and channel partner queries

Required Skills & Knowledge

• Strong working knowledge of:

• Maharashtra Land Revenue Code

• MahaRERA (Plotted Development Rules)

• Practical experience with NA plots, layout approvals, 7/12 & Ferfar

• Excellent drafting and documentation skills

• Proficient in MS Word, Excel, and government portals

• Strong follow-up and coordination abilities

Qualification & Experience

• LLB preferred (or relevant real estate legal experience)

• 3–7 years experience in plotted development / land projects

• Experience in large plot inventories (50+ plots) is a plus
