Project Manager – Role (Architectural & Building Services Projects)

A Project Manager with an architectural background is responsible for comprehensive project delivery, with the added requirement of thoroughly understanding architectural, structural, and building services (MEP) drawings to ensure technical accuracy and seamless execution.

Key Responsibilities

1. Project Planning & Control

• Defining scope, timelines, milestones, and deliverables
• Preparing and monitoring project schedules (Gantt charts, timelines)
• Resource planning and risk management

2. Technical Drawing Review & Coordination

• Interpreting and reviewing architectural, structural, HVAC, electrical, plumbing, and fire-fighting drawings
• Identifying inter-disciplinary clashes and constructability issues
• Ensuring design intent is maintained during execution
• Verifying that site work aligns with approved drawings

3. Design & Consultant Management

• Coordinating with architects, structural engineers, and MEP consultants
• Tracking drawing submissions, revisions, and approvals
• Ensuring timely issue of GFC drawings
• Monitoring compliance with codes, standards, and specifications

4. Cost & Contract Management

• Budget tracking and cost control
• Reviewing BOQs, estimates, and variation orders
• Certifying contractor bills and monitoring financial progress

5. Contractor & Vendor Coordination

• Supervising contractors and specialist agencies
• Reviewing shop drawings and material submittals
• Ensuring procurement aligns with project timelines

6. Site Monitoring & Quality Assurance

• Conducting regular site inspections
• Checking quality of construction and MEP installations
• Ensuring adherence to specifications, safety norms, and workmanship standards

7. Time Management

• Monitoring progress against baseline schedules
• Identifying delays and implementing recovery strategies

8. Client & Stakeholder Communication

• Leading review meetings and progress presentations
• Acting as the technical interface between client and consultants

9. Documentation & Compliance

• Maintaining project records, contracts, and reports
• Managing approvals and statutory compliance
• Handling change orders and technical documentation
