Role OverviewThe Business Development Executive (BDE) will play a critical role in driving real estate sales through structured lead handling, consistent follow-ups, professional client communication, and disciplined CRM usage. The role involves direct interaction with prospective clients, coordination with internal teams, and contribution to revenue generation.
This is a target-driven, performance-monitored role. Candidates must be comfortable working under defined KPIs, regular reviews, reporting requirements, and accountability mechanisms. This position is suited for individuals who are serious about sales, disciplined in execution, and interested in long-term career growth in the real estate domain.
- Key Responsibilities & Duties1. Lead Management & Initial Client EngagementHandle inbound and outbound leads generated through digital marketing campaigns, property portals, referrals, walk-ins, and internal databases
- Initiate timely contact with potential customers via phone calls, WhatsApp, and email
- Understand client requirements related to budget, location, property type, usage, and investment objectives
- Qualify leads based on buying intent, financial capability, and decision timeline
- Maintain professionalism, clarity, and transparency in all client interactions
- 2. Sales Presentation & Conversion ActivitiesPresent project details including specifications, layouts, pricing, payment plans, offers, and timelines
- Address client queries accurately without misrepresentation or unauthorized commitments
- Convert qualified enquiries into site visits and booking discussions
- Coordinate with site teams, channel partners, and senior sales staff for site visit execution
- Assist in negotiation and closing processes under guidance of senior management
- Work towards achieving assigned daily, weekly, and monthly sales targets
- 3. CRM Usage & Data DisciplineRecord all lead details, call logs, follow-up notes, remarks, and status changes accurately on the CRM portal
- Ensure CRM updates are done in real time or within defined internal timelines
- Maintain data hygiene, accuracy, and completeness without duplication or manipulation
- Follow internal CRM protocols, formats, and access guidelines strictly
- CRM discipline will be treated as a non-negotiable performance parameter
- 4. Follow-Ups, Reporting & ReviewsConduct structured and timely follow-ups with active, warm, and dormant leads
- Maintain a follow-up schedule and ensure no lead is ignored without valid justification
- Prepare and submit daily activity updates as required by the reporting manager
- Submit detailed weekly reports covering:
- Leads handled
- Follow-ups completed
- Site visits scheduled and completed
- Conversions and closures
- Pipeline status
- Challenges, objections, and support requirements
- Participate in weekly and monthly review meetings
- Implement corrective actions suggested during performance reviews
5. Performance Monitoring, KPIs & CSATEmployee performance will be continuously monitored through defined Key Performance Indicators (KPIs) and quality benchmarks. Evaluation will not be limited to revenue numbers alone but will also include process adherence and client handling standards.
Key metrics include (but are not limited to):
- Lead response time
- Follow-up frequency and consistency
- Enquiry-to-site-visit conversion ratio
- Site-visit-to-booking conversion ratio
- Accuracy and timeliness of CRM updates
- Target achievement (daily, weekly, monthly)
- Reporting compliance and data quality
In addition, Customer Satisfaction (CSAT) and client feedback will be tracked wherever applicable. Communication quality, transparency, professionalism, and overall client experience will directly impact performance evaluations.
Call audits, CRM audits, quality checks, and management reviews may be conducted periodically. Failure to meet minimum KPI benchmarks or CSAT standards may result in corrective action, performance improvement plans (PIP), or disciplinary measures.
- 6. Professional Conduct & ComplianceMaintain ethical, respectful, and professional conduct at all times
- Avoid false promises, pressure tactics, or misrepresentation
- Follow reporting hierarchy and internal approval processes
- Protect confidentiality of client data, pricing, and company information
- Comply with all internal policies, sales guidelines, and applicable laws
- Working Hours & Leave StructureWorking days are six days a week
- Weekly off will be rotational, as per management allocation
- Employees must adhere strictly to assigned working hours
- Any leave or absence must be informed and approved in advance except in emergencies
- Habitual late reporting or unauthorized absence may invite disciplinary action
- Eligibility & Skill RequirementsGraduate or undergraduate (experience preferred over qualification)
- Prior experience in real estate sales, telecalling, or business development is an advantage
- Strong communication, persuasion, and follow-up skills
- Comfortable with targets, reporting, and performance pressure
- Basic knowledge of CRM systems or willingness to learn
- Self-disciplined, punctual, and process-oriented mindset
