Electrical Maintenance Technician

Key Responsibilities

1. MEP Operations & Maintenance

• Ensure smooth functioning of electrical systems (lighting, DG backup, panels)
• Maintain plumbing systems (water supply, drainage, bathrooms, kitchens)
• Manage HVAC systems (ACs, ventilation, exhaust systems)
• Handle daily complaints related to electricity, water, and AC

2. Facility Management

• Oversee operation of:
• Water pumps and tanks
• RO systems / water dispensers
• Washing machines, geysers, refrigerators
• Ensure proper utility distribution across all floors
• Monitor electricity and water consumption

3. Preventive Maintenance

• Schedule routine checks for all MEP systems
• Reduce breakdowns through preventive maintenance planning
• Maintain AMC (Annual Maintenance Contracts) for key equipment

4. Installation & Upgrades

• Plan and execute new installations (AC units, pipelines, wiring, appliances)
• Upgrade systems to improve efficiency and tenant comfort
• Ensure proper load distribution and safety measures

5. Safety & Compliance

• Ensure fire safety systems are functional (alarms, extinguishers, pumps)
• Follow local electrical and plumbing safety regulations
• Conduct regular safety inspections

6. Vendor & Team Management

• Coordinate with electricians, plumbers, and external vendors
• Supervise maintenance staff
• Manage repair costs and negotiate with vendors

7. Documentation & Reporting

• Maintain records of maintenance, repairs, and expenses
• Track utility bills (electricity, water, diesel)

• Prepare reports for management
