Job Description

A Real Estate Sales Manager at Terranox Estates in Noida Sector 132 is responsible for driving property sales, expanding the client base, leading the sales team, and achieving monthly revenue targets in the Noida/Gurgaon market.[1][2]


## Role overview


- Work from Terranox’s office at Urbtech Trade Centre, Sector 132, Noida, focusing on residential and commercial sales on the Noida–Gurgaon belt.[3][4][1]

- Handle end‑to‑end sales: lead generation, site visits, negotiations, and deal closure, with strong focus on client servicing and repeat business.[2][5][6]


## Key responsibilities


- Generate and manage leads through cold calling, digital inquiries, references, and broker/Channel Partner networks.[5][6][2]

- Conduct needs analysis, property presentations, and in‑person/virtual site visits for projects promoted by Terranox Estates.[7][1][5]

- Negotiate commercial terms, prepare basic financial projections for clients, and close bookings while ensuring documentation is completed accurately.[6][5]

- Build and maintain long‑term relationships with investors, end‑users, and corporates operating along the Noida Expressway (IT/ITES, offices, retail etc.).[8][9][1]

- Track local market trends in Noida Sector 132 and nearby micro‑markets to suggest suitable inventory and investment options to clients.[10][9][11]

- Maintain daily MIS/Excel reports on leads, follow‑ups, meetings, and closures; share regular updates with management.[2][5]

- Coordinate with internal CRM, marketing, and project teams for inventory updates, campaigns, and post‑sales support.[1][5]


## Required skills and qualifications


- Graduate (any stream); MBA in Sales/Marketing preferred for senior profiles.[5][2]

- 1–3+ years of experience in real estate sales or business development; local Noida/Delhi‑NCR market knowledge is **essential**.[6][2][5]

- Strong communication and convincing skills, proficiency in cold calling, lead follow‑up, and basic MS Excel.[2][5]

- Negotiation skills, client‑handling maturity, and ability to work in a target‑driven environment with 6‑day working (approx. 9 AM–6 PM).[12][2]

- Own two‑wheeler/four‑wheeler, smartphone, and laptop/desktop for field and office work.[2]


## Compensation and work pattern


- Fixed salary band typically around ₹30,000 – ₹90,000 per month, plus attractive performance‑based incentives on closures.[2]
