Senior Manager – Performance Marketing & Growth

Location: Noida / Delhi NCR

Compensation: ₹12 – ₹18 LPA (Fixed) + Performance Bonus

Experience: 4–7 years

With rapid expansion across cities and institutional partnerships, performance marketing is a core growth lever, directly impacting occupancy, revenue, and market penetration.

Role SummaryWe are looking for a high-ownership Performance Marketing Leader who can manage large-scale ad budgets (₹2–3 Cr/month) and drive end-to-end lead generation and revenue outcomes across Google & Meta.

This is not a campaign management role — this is a full-funnel growth role where you will own:

  • Lead generation
  • Cost efficiency (CAC, CPL)
  • Funnel conversion
  • Revenue contribution
  • Key Responsibilities1. Lead Generation & Revenue Ownership (Core)Drive high-intent leads for student housing & co-living (D2C focus)
  • Own lead → booking funnel performance
  • Deliver monthly sales contribution of ₹10–12 Lakhs+ via performance channels
  • Optimize for quality over volume
  • 2. Performance Marketing Execution (Google + Meta)Manage and scale ₹2–3 Cr monthly ad spend
  • Lead campaigns across:
  • Google Search, Display, YouTube
  • Meta Ads (Facebook, Instagram)
  • Build city-wise, property-wise campaigns
  • 3. CAC, CPL & ROI OptimizationMaintain strict control over:
  • Cost per lead (CPL)
  • Customer acquisition cost (CAC)
  • Return on Ad Spend (ROAS)
  • Continuously reduce wasted spend & poor-quality leads
  • 4. Funnel & Conversion OptimizationImprove:
  • Landing page performance
  • WhatsApp & call funnel conversion
  • Lead response TAT with sales team
  • Identify and fix drop-offs across funnel stages
  • 5. AI-Driven Marketing & AutomationLeverage AI tools for:
  • Campaign optimization
  • Creative generation
  • Audience targeting
  • Data insights & reporting
  • Build a lean, AI-enabled growth engine
  • 6. Creative Strategy & ExperimentationDrive weekly A/B testing across:
  • Creatives
  • Ad copies
  • Targeting strategies
  • Develop high-converting hooks (pricing, location, lifestyle, parent trust)
  • 7. Data, Analytics & ReportingBuild performance dashboards
  • Provide actionable insights (city-wise, property-wise)
  • Identify high ROI micro-markets
  • 8. Cross-Functional AlignmentWork closely with:
  • Sales team → lead quality & conversion
  • Operations → inventory alignment
  • CX team → resident insights
  • Ensure marketing aligns with supply & ground reality
  • Key Metrics You Will OwnLeads generated (monthly)

  • Ideal Candidate Profile4–7 years in performance marketing / growth roles
  • Proven experience managing ₹1 Cr+ monthly ad budgets (₹2–3 Cr preferred)
  • Strong hands-on expertise in:
  • Google Ads (Search heavy)
  • Meta Ads
  • Deep understanding of lead-gen funnels (not e-commerce only)
  • Strong analytical mindset with data-first decision making
  • Experience in real estate / co-living / edtech / D2C lead gen is a plus
  • High ownership — thinks like a business owner, not an executor
