Real Estate Sales Manager

ResponsibilitiesManaging purchase, sale, leasing, and rental of residential, commercial, or mixed-use properties to maximize occupancy and revenue. ��Overseeing day-to-day property operations including maintenance, repairs, inspections, and vendor coordination. ��Handling tenant relations: marketing vacancies, screening tenants, negotiating leases, resolving complaints, and aiming for high tenant satisfaction. ��Monitoring income and expenditure, collecting rent and fees, and preparing financial reports and budgets for owners or investors. ��Ensuring compliance with property laws, safety regulations, insurance requirements, and contractual obligations. ��Key Duties in Daily WorkDetermining rental rates, negotiating lease terms, and preparing lease agreements and renewal documentation. ��Authorizing and tracking spending on maintenance, repairs, supplies, and capital improvements to protect asset value. ��Supervising on-site staff such as maintenance workers, housekeeping, security, and external contractors. ��Maintaining accurate records of contracts, financial transactions, occupancy rates, taxes, and compliance documents. ��Reporting regularly to property owners or management on performance, vacancies, risks, and improvement plans. ��Skills and QualificationsStrong knowledge of property management, local real estate laws, leases, and basic accounting/financial reporting. ��Excellent communication and negotiation skills to handle tenants, owners, brokers, and vendors effectively. ��Organizational and leadership abilities to manage multiple properties, teams, deadlines, and emergency issues. ��Typically a bachelor’s degree in business, real estate, finance, or a related field plus several years’ experience in real estate or property management. ��
