Facility Manager

Job Summary

The Facility Manager is responsible for the day-to-day operations, maintenance, and administration of a residential society. The role ensures smooth functioning of facilities, safety, housekeeping, vendor management, and resident satisfaction while maintaining compliance with society rules and budgets.

Key Responsibilities

Operations & Maintenance

Oversee maintenance of common areas, buildings, electrical systems, plumbing, lifts, DG sets, STP, WTP, fire safety systems, and landscaping

Conduct regular inspections and preventive maintenance

Coordinate timely repairs and breakdown management

Vendor & Staff Management

Manage housekeeping, security, gardeners, technicians, and other support staff

Appoint, supervise, and evaluate third-party vendors and contractors

Ensure service quality as per SLAs and contracts

Resident Coordination

Act as the primary point of contact for residents’ facility-related issues

Address complaints, service requests, and emergencies promptly

Support society committee meetings and implement decisions

Safety & Compliance

Ensure compliance with fire safety norms, local municipal regulations, and statutory requirements

Maintain records of licenses, AMC contracts, and compliance documents

Implement emergency response and disaster management procedures

Financial & Administrative Duties

Assist in budget preparation and cost control

Monitor utility consumption (electricity, water, diesel) and optimize usage

Verify vendor bills and coordinate with accounts team

Maintain facility records, logs, and reports

Asset Management

Maintain inventory of assets, tools, and equipment

Plan asset lifecycle management and replacements
