Real Estate & Facility Manager

We are seeking a strategic, results-driven leader to take on the role of Head of Real Estate and Facility Management for our India operations, based in Pune. This critical leadership role will oversee all aspects of real estate development, facility management, and infrastructure projects—including greenfield and brownfield developments, MEP, and site support services across Alfa Laval India.

The ideal candidate will bring a strategic mindset, strong leadership capability, and extensive project execution experience, especially in managing large-scale infrastructure projects in industrial or manufacturing environments. A strong commitment to safety and adherence to safety standards is essential.

Role Description

• Lead end-to-end civil infrastructure projects, including greenfield development, construction, expansion, and upgrades of Alfa Laval facilities.

• Drive strategic planning, execution, and lifecycle management of civil, MEP, and real estate initiatives across India locations.

• Build, lead, and inspire a high-performing cross-functional team of specialists in construction, project management, and facilities.

• Provide strong leadership, coaching, and direction to the team, fostering accountability, collaboration, and professional development.

• Ensure compliance with all relevant building codes, environmental regulations, safety standards, and internal quality systems.

• Develop and manage multi-year capital budgets, project timelines, vendor negotiations, and risk assessments for all real estate and facility initiatives.

• Oversee the maintenance and operational integrity of buildings, utilities, technical installations, and external infrastructure.

• Lead feasibility studies, surveys, and due diligence activities for land acquisition and new site development.

• Drive sustainability-focused improvements, including energy-efficient building systems and water conservation measures.

• Liaise with government authorities, local municipalities, and regulatory bodies for statutory approvals, permits, and compliance.

• Oversee RFP preparation, tendering, vendor contracts, and ensure alignment with internal procurement and legal protocols.

• Collaborate closely with procurement, legal, finance, and operations to ensure strategic alignment and robust governance.

• Contribute to long-term infrastructure strategy and support business growth through proactive facility development.

• Safety Oversight: Implement and monitor safety protocols to ensure a safe working environment across all projects.

Qualifications & Experience

• Bachelor’s degree in Civil Engineering or equivalent or Master's degree preferred.

• 15–20 years of progressive experience in civil infrastructure, facility management, or industrial real estate.

• Minimum 5–7 years in a senior leadership role, managing large-scale projects and multidisciplinary teams.

• Demonstrated ability to lead, mentor, and develop high-performance teams with clear goals and strong engagement.

• Proven track record of successfully delivering greenfield industrial projects on time and within budget.

• Strong understanding of Indian regulatory frameworks, land acquisition, statutory compliance, and liaisoning with government bodies.

• Experience with land, building, and leased premises transactions including due diligence, negotiations, and contract management.

• Familiarity with project management tools, budget controls, and reporting standards.

• Excellent interpersonal, negotiation, and communication skills; fluency in English (spoken and written) is essential.

• Commitment to Safety: Proven experience in implementing and maintaining safety protocols in construction and facility management.
