Job Description: Business Development Manager (BDM) – Mandate


Company

We work directly with developers on exclusive and semi-exclusive mandates, focusing on structured go-to-market execution, project onboarding, CP enablement, and revenue predictability.

Location: Pune (Viman Nagar)

Openings: 5

Experience: 2–4 years in real estate sales, sourcing, or developer-side roles

CTC: ₹35,000 – ₹50,000 per month (Fixed) + Performance incentives

Reporting To: AGM / Team Lead – Business Development


Role Purpose

The Business Development Manager (BDM) is a frontline growth executor responsible for scouting developers, conducting market intelligence, building supply pipelines, and generating demand through structured sourcing and network development. This role sits at the intersection of market knowledge and execution discipline.


Core Responsibilities

1. Builder Scouting & Supply Creation

Identify upcoming and under-marketed residential projects

Initiate conversations with developers for mandate / listing opportunities

Conduct project due diligence: pricing, competition, absorption, risks

Support seniors in mandate pitching and onboarding


2. Market Study & Intelligence

Track micro-market launches, inventory overhang and pricing trends

Map competitor projects and channel activity

Share actionable insights with mandate leadership


3. Network Building & Demand Generation

Build strong relationships with channel partners and local brokers

Activate CPs through project briefings and regular follow-ups

Identify high-intent demand pockets and investor segments

Ensure demand is efficiently matched to available supply


4. Lead Management & Site Visit Execution

Generate qualified leads through CPs and direct market outreach

Coordinate and execute site visits

Support closure managers during negotiations when required





5. CRM & Reporting Discipline

Ensure 100% lead, activity and SV logging in CRM

Maintain daily activity trackers and weekly MIS


KPIs

Quality supply additions / mandate pipeline

Monthly site visits generated

CP activation and repeat engagement

Conversion ratios from lead to SV
