Project Manager - Infrastructure and Procurement

ROLE SUMMARY 

The Project Manager - Infrastructure is responsible for end-to-end planning, execution and management of new branch establishment as well as the upkeep and enhancement of existing infrastructure. This role requires a blend of strategic planning, operational expertise, and leadership skills to ensure successful project delivery and infrastructure optimization.

Responsible for implementing sustainable infrastructure, project, and administration strategies across zones while ensuring adherence to quality control, regulatory compliance, and organizational policy frameworks.

This role oversees branch expansion, relocation, renovation, repair, maintenance of existing branches, and the execution of various initiative projects across different zones.

Design

  • Develop detailed project plans, timelines, and budgets for branch expansions and infrastructure setups.
  • Work with stakeholders to create layouts and designs that align with the organization’s branding and operational needs for branches and offices across PAN India.
  • Define project scope, prepare Bills of Quantities (BOQ), and issue work orders for projects.
  • Collaborate with stakeholders to clearly define project scope and ensure timely delivery of project milestones.
  • Provide technical guidance in identifying and implementing new infrastructure requirements and innovations for branch projects.
  • Evaluate and analyse market rates to ensure cost-effective project execution. 
  • Plan and oversee the smooth transition from the project phase to the operational phase, ensuring all systems and processes are in place for ongoing operations.

Project Management

  • Oversee the organization’s entire branch expansion to ensure alignment with business objectives.
  • Lead and manage complex infrastructure projects involving multiple teams, ensuring seamless integration with other activities.
  • Manage end-to-end activities, from site identification to securing approvals and space planning for optimal area utilization.
  • Collaborate with internal teams (Legal, Operations, Security, IT, Procurement) to ensure seamless integration of branch & infrastructure projects.
  • Work with external stakeholders, such as regulatory authorities and utility providers, to obtain necessary approvals and permits.
  • Work with site engineers and contractors for branch shifting, renovation, and construction activities. Provide support to Zonal Infra Managers for repairs, maintenance, and resolution of technical issues.
  • Liaise with consultants for the renovation or construction of company-owned buildings as required.
  • Provide consultative input to establish appropriate processes and tools for efficient project execution. 
  • Ensure projects are executed within scope, budget, and timelines while maintaining quality standards.
  • Prioritize projects based on strategic goals, resource availability, and potential impact.
  • Manage and mentor a team of project coordinators, and site engineers.
  • Provide guidance on project planning, execution, and risk management.
  • Identify and resolve cross-project dependencies, conflicts, and risks.
  • Act as the primary point of contact between project teams, senior leadership, and external stakeholders.
  • Facilitate regular project updates, steering committee meetings, and progress reviews.
  • Ensure clear communication of project goals, challenges & outcomes to stakeholders.
  • Evaluate project performance and gather lessons learned to improve future project execution.
  • Implement process improvements to enhance efficiency and effectiveness in project delivery.
  • Stay updated on industry trends, tools, and best practices in project management.

Cost Management

  • Develop and manage budgets for both branch expansion projects and ongoing infrastructure maintenance.
  • Monitor expenditures and ensure cost-effective solutions without compromising quality.
  • Identify opportunities for cost optimization through vendor negotiations or process improvements.[renovations, repair, and maintenance projects.]
  • Evaluate material specifications and market rates to ensure cost-effectiveness.
  • Verify and evaluate Bill of Quantities (BOQ), scrutinize layouts, and ensure feasibility through cost-effective methods for new and existing branch air conditioning systems.
  • Address audit queries regarding bills and work orders promptly and accurately.
  • Coordinate with relevant teams for decommissioning infrastructure, systems, and assets during branch mergers or closures.
  • Conduct a thorough assessment of infrastructure assets during branch mergers or closures to determine their current value.
  • Engage in detailed negotiations with vendors for project costs associated with non-rate contract items.

Vendor Management & 

MIS Reporting

  • Plan resource allocation and capacity management to optimize project delivery.
  • Compile and submit comprehensive MIS/reports for all projects, including new setups, branch shifts, and renovations.
  • Monitor cost-saving measures across projects and record measurable outcomes.
  • Submit monthly reports highlighting cost optimization achievements, project performance, and financial impact.
  • Monitor the status and progress of multiple projects simultaneously.
  • Conduct performance evaluations & support professional development within the team.
  • Monitor project deliverables and address escalations promptly.
  • Proactively identify potential risks and develop mitigation strategies.
  • Establish issue escalation procedures and resolution mechanisms.
  • Regularly review project risk registers and implement preventive measures.

EDUCATION / EXPERIENCE

Educational Qualifications:

  • Bachelor’s degree in civil engineering, Architecture, Construction Management, or a related field.
  • Bachelor’s degree in Project Management, Civil Engineering, Business Administration, or a related field.

Experience:

  • Minimum 8–12  years of progressive experience in infrastructure project management, construction, or facilities management.
  • Hands-on experience in managing multi-location projects involving renovations, new setups, and maintenance.
  • Certification in Project Management (e.g., PMP, PRINCE2) is highly desirable.
  • Proficiency in project management tools (e.g., MS Project, AutoCAD, or other relevant software).
  • Knowledge of local regulatory requirements, safety standards, and environmental compliance.
