Job Description Summary

The Project Manager will be responsible for the overall planning, execution, monitoring, and successful completion of construction projects within the approved time, cost, quality, safety, and contractual requirements. The role involves managing project teams, coordinating with clients, consultants, contractors, vendors, and other stakeholders, and ensuring that project objectives are achieved efficiently and in accordance with approved specifications and applicable standards.

Job Description

About the role:

1. Project Planning & Execution

  • Lead the overall planning and execution of construction projects from commencement through completion and handover.
  • Develop and monitor project execution strategies, construction methodologies, and project schedules.
  • Establish project objectives, milestones, deliverables, and performance targets.
  • Ensure construction activities are carried out in accordance with approved drawings, specifications, method statements, and project requirements.
  • Monitor progress against the approved baseline programme and take corrective actions where required.
  • Coordinate with all project stakeholders to ensure smooth and timely execution of works.

2. Project Management & Coordination

  • Manage and coordinate multidisciplinary project teams, including civil, structural, architectural, MEP, finishing, and other specialist works.
  • Coordinate with the Client, Consultant, Architect, PMC, contractors, subcontractors, suppliers, and statutory authorities.
  • Conduct regular project review meetings and monitor action points for timely closure.
  • Resolve technical, contractual, commercial, and site-related issues in coordination with relevant stakeholders.
  • Ensure effective communication and coordination between all project functions.

3. Cost & Commercial Management

  • Monitor project costs and ensure expenditure remains within the approved budget.
  • Review project cash flow, budgets, commitments, and cost forecasts.
  • Coordinate with the commercial and contracts teams for variations, claims, subcontract management, and payment matters.
  • Identify potential cost overruns and implement appropriate cost-control measures.
  • Support procurement and commercial teams in vendor and subcontractor negotiations, where required.

4. Time & Schedule Management

  • Monitor project progress against approved schedules and contractual milestones.
  • Identify delays, constraints, and critical activities and develop recovery plans.
  • Ensure timely mobilization of manpower, materials, equipment, and subcontractors.
  • Review and approve detailed work programmes and look-ahead schedules.
  • Ensure timely completion of project milestones and overall project handover.

5. Quality Management

  • Ensure construction works comply with approved drawings, specifications, quality standards, and applicable codes.
  • Coordinate with the QA/QC team to implement the project quality management plan.
  • Monitor inspection and testing activities and ensure timely closure of non-conformances.
  • Ensure proper documentation of quality records, inspections, approvals, and testing.
  • Drive a culture of quality and continuous improvement across the project.

6. Health, Safety & Environment (HSE)

  • Ensure strict compliance with project HSE policies, procedures, and statutory requirements.
  • Promote a strong safety culture throughout the project.
  • Coordinate with the HSE team to identify risks and implement appropriate mitigation measures.
  • Ensure timely investigation and corrective action for incidents, near misses, and unsafe conditions.
  • Ensure all project personnel and contractors comply with required safety standards.

7. Contract & Stakeholder Management

  • Ensure compliance with contractual obligations, project specifications, and agreed deliverables.
  • Review contract requirements and identify key risks, obligations, and milestones.
  • Support the contracts team in managing variations, extensions of time, claims, and contractual correspondence.
  • Maintain professional relationships with clients, consultants, contractors, and other stakeholders.
  • Represent the organization in project meetings and contractual discussions as required.

8. Resource & Team Management

  • Plan and manage project manpower requirements in line with project needs.
  • Lead, motivate, and develop the project team to achieve project objectives.
  • Allocate responsibilities and monitor performance of project personnel.
  • Identify training and development requirements for team members.
  • Ensure optimum utilization of manpower, materials, plant, and equipment.

9. Risk Management

  • Identify, assess, and monitor project risks throughout the project lifecycle.
  • Develop mitigation and contingency plans for key project risks.
  • Monitor potential risks related to cost, schedule, quality, safety, procurement, and contractual matters.
  • Escalate critical issues to senior management with appropriate recommendations.

10. Reporting & Documentation

  • Prepare and review regular project progress reports for senior management and clients.
  • Monitor key project performance indicators related to cost, time, quality, safety, and productivity.
  • Ensure timely submission of project reports, dashboards, schedules, and management updates.
  • Maintain proper project records and documentation in accordance with company and project requirements.

11. Project Completion & Handover

  • Lead the project close-out process and ensure completion of all outstanding works and snags.
  • Coordinate testing, commissioning, inspections, and statutory approvals.
  • Ensure timely completion of as-built drawings, O&M manuals, warranties, and handover documentation.
  • Coordinate final handover of the project to the Client and relevant stakeholders.
  • Support final account settlement and project closure activities.

Qualification

  • Bachelor's Degree in Civil Engineering, Construction Management, Architecture, or a related discipline.
  • A postgraduate qualification in Project Management or Construction Management is an advantage.
  • Professional certifications such as PMP, PRINCE2, or equivalent are desirable.

Experience

  • Typically 10–20 years of relevant experience in construction and project management, depending on project size and complexity.
  • Proven experience in managing large-scale construction projects from inception to completion.
  • Experience in managing multidisciplinary teams and coordinating with clients, consultants, contractors, and subcontractors.
  • Strong knowledge of construction methods, project planning, contracts, cost control, quality, and HSE requirements.
