Civil Site Supervisor

Job Description :

• 1. Store Concept Development: Bring engineering feasibility and site constraints into the design from the concept stage, owning technical/operational feasibility while the Design team leads aesthetics and quality.
• 2. Layout Design & Drafting (CAD): Produce and maintain civil layouts and as-built drawings in-house using CAD (AutoCAD; Revit/3D modeling preferred).
• Own coordination of the full layout set across five layers — Civil, MEP (Mechanical/Electrical/Plumbing), Equipment (kitchen/bar/pizza station), Furniture, and Carpet (circulation area) — reconciling all into one construction-ready drawing set. 
• Freeze in sequence (Civil + MEP + Equipment → Furniture → Carpet); prefer a single integrated civil+MEP consultant, otherwise reconcile separate consultants in round-table reviews.
• 3. Site Management and Coordination:Support site feasibility assessment from a civil/MEP standpoint during site selection (decision owned by NSD/BD).
• Monitor project progress and address any issues that arise during the construction or renovation phases.
• Run the full project workflow: requirement survey → requirement freeze → BOQ, material list and construction schedule → specification (block type, mortar, civil works, cladding) → contractor sourcing and competitive bidding → clear scope hand-off → construction supervision → MEP coordination → final finishes → handover.
• Conduct a physical boundary / as-built survey at site entry to verify developer layouts (frequently inaccurate) before design is finalized, capturing exact site conditions for the design team.
• 4. Vendor & Contractor Management: Build and qualify a panel of contractors and vendors; obtain and compare quotations (including material brands), select contractors, and manage their performance and defect rectification.
• 5. Reporting: Prepare detailed reports and presentations on project status for senior management review.
• 6. Handover & Defect Liability: Manage final-finish QA, snag-list closure, commissioning and handover against the agreed date; manage the Defect Liability Period (DLP, 1–1.5 years), including retention and rectification of defects.
• 7. Budget Management: Monitor expenses and ensure projects are completed within budgetary constraints.
• Monitor the VO at site, during the construction, Propose the suggestion to remain Budget of each element
• Build the BOQ within the per-project budget set by management, negotiate vendor quotations, and proactively propose value-engineering / cost-saving options that protect the design intent and quality standard; escalate any budget overrun to management.
• 8. Existing-Store Maintenance & Retrofit: Handle maintenance and small-capex retrofits at operating stores: plumbing/drainage (PHE), AC, awnings, pizza-counter expansion and snag-list closure.
• 9. Vietnam HQ Standards Coordination: Apply Vietnam HQ equipment standards and standard sizing to India sites; where a standard cannot fit a site, document the technical reason and obtain HQ confirmation before deviating.
• Create an Indian standard based on the Vietnamese version.
• 10. Regulatory, Permits & Site Safety: Own statutory compliance for each project — fire NOC, occupancy/building approvals, on-site labour-law compliance and site EHS (health & safety) — engaging and managing specialist liaison/compliance consultants to deliver and maintain compliance throughout construction and handover.
• 11. Team Leadership & Decision Authority: Lead on-site teams and, as the portfolio grows, supervise junior site supervisor(s) hired beneath this role (phased on demonstrated performance).
• Exercise defined decision authority: autonomy on minor/in-budget decisions; escalate major changes (e.g. structural or layout relocations) and budget overruns to management.
• 12. Multi-site Coverage: Cover multiple concurrent sites with regular on-site presence across Bangalore (Indiranagar, Bagmane, Manyata, central kitchen) and Mumbai (from September); travel required.
