Construction Cost Estimator & Quantity Surveyor (Residential Turnkey / Design-Build)

Job Summary

The Residential Turnkey Cost Estimator is responsible for end-to-end cost planning, detailed quantity takeoffs, and procurement analysis for premium residential design-build projects—from custom villas and farmhouses to multi-story bespoke residences.

This role bridges the gap between design concepts, structural engineering, and site execution. Working alongside principal architects, structural engineers, and site managers, you will develop micro-detailed Bills of Quantities (BOQs) covering civil substructures, structural frameworks (RCC, mild steel/PEB, hybrid structures), MEP services, and high-end interior architectural finishes. You will actively manage vendor tendering and procurement budgets to protect project margins while delivering turnkey quality.

Key Responsibilities

1. Structural Framework & Civil Takeoffs

• Perform precise quantity takeoffs from structural drawings, engineering schedules, and architectural plans (footings, columns, beams, slabs, shear walls, and retaining structures).
• Calculate steel reinforcement (bar bending schedules / BBS), concrete mix volumes, shuttering/formwork areas, and masonry units with standard wastage factors.
• Prepare detailed estimates for fabricated structural components, including structural steel sections (ISMB, RHS/SHS, purlins), plate connections, anti-corrosive coatings, and erection machinery.
• Estimate earthwork, sub-base compaction, anti-termite treatment, and multi-layer waterproofing systems (basement, wet areas, podiums, and roof slabs).

2. Turnkey Interiors & Architectural Finishes Costing

• Build itemized rate analyses for custom interior scopes: bespoke joinery, modular kitchens, wardrobes, paneling, metal partitions, and hardware specifications.
• Measure and cost premium floor and wall finishes (large-format vitrified tiles, natural stones, marble, customized in-situ terrazzo, microtopping, yellow oxide/lime plaster, and acoustic treatments).
• Quantify and estimate false ceiling frameworks (gypsum, grid, wooden veneer baffles), architectural lighting channels, glazing, and fenestrations (UPVC, thermal-break slimline aluminum).
• Coordinate MEP allowances (sanitaryware, CP fittings, plumbing runs, electrical conduits, distribution boards, wiring, and HVAC/automation rough-ins) to prevent scope creep.

3. Vendor Tendering & Strategic Procurement

• Float competitive Requests for Quotations (RFQs) to regional raw material suppliers, specialty subcontractors (glazing, HVAC, joinery, waterproofing), and labor contractors.
• Prepare techno-commercial comparison sheets (comparative statements) evaluating base rates, freight/unloading, lead times, credit periods, and payment terms.
• Drive price negotiations to hit targeted gross margins, maintaining an active, verified supplier and trade-contractor directory across local regional markets.
• Coordinate material purchase orders (POs) with site delivery schedules to ensure just-in-time logistics and minimize site storage damages.

4. Commercial Proposals & Variation Management

• Convert internal cost plans into transparent, client-facing turnkey proposals categorized by milestones, scope boundaries, inclusions, and explicit exclusions.
• Formulate clear rate escalation matrices and specifications lists to safeguard design-build agreements against market price swings.
• Track client-driven design revisions during execution; prepare variation orders (VOs), extra-item rate analyses, and debit notes for review before on-site execution.
• Audit running contractor bills against verified site measurements prior to payment sign-offs.

Required Qualifications & Experience

• Education: Bachelor’s Degree or Diploma in Civil Engineering, Construction Management, Quantity Surveying, or Architecture.
• Experience: 3–7 years of focused experience in cost estimation, quantity surveying, or commercial tendering specifically within residential turnkey, design-build, or high-end villa construction.
• Domain Knowledge: Thorough familiarity with RCC and structural steel workflows, bespoke interior joinery detailing, architectural hardware standards, and turnkey residential construction sequences.

Essential Skills & Competencies

• Digital Takeoff & Tooling:
• Advanced proficiency in Microsoft Excel / Google Sheets (macro/pivot-driven cost sheets, dynamic BBS calculators, automated BOQ templates).
• Hands-on proficiency with AutoCAD for takeoff extractions; familiarity with SketchUp, Revit, or PlanSwift is an asset.
• Material & Market Literacy: Strong real-time knowledge of regional supply-chain rates for raw materials (cement, TMT steel, structural hollow sections, aggregates, sand/M-sand), core ply/veneer/laminate grades, and premier bath fittings.
• Commercial Rigor: Keen ability to spot scope gaps between architectural drawings and site reality, eliminating unbudgeted variations.
• Collaborative Communication: Able to articulate cost implications clearly to both design teams seeking aesthetic freedom and clients managing strict budgets.
