Job Description

  • Mother Deed / Title Chain: Traces the 30 to 50-year history of ownership to ensure there are no gaps, missing transfers, or illegal partitions.
  • Registered Sale Deed: The primary legal document that officially transfers ownership from the seller to the buyer
  • Khata Certificate & Extract (BBMP / Gram Panchayat)
  • Encumbrance Certificate (EC): Form 15 (detailing historical transactions/mortgages) or Form 16 (nil encumbrance) obtained via the Kaveri 2.0 portal to verify the property is free of loans or legal dues.
  • Property Tax PaymentsSanctioned Building Plan: Approved layout or construction blueprint from local authorities like BBMP, BDA, BMRDA, or BIAPPA.
  • Commencement Certificate (CC): Permission from the local body to start construction (for under-construction projects).
  • Occupancy Certificate (OC) / Completion Certificate (CC): Issued after construction to confirm the building complies with safety and zoning rules.
  • Land Conversion Order: Section 95 Karnataka Land Revenue Order converting agricultural land to residential or commercial use.
  • RERA Registration Certificate: Mandatory compliance verification under Karnataka RERA for new apartment and villa projects
  • Preparing Sale deeds and other legal documents notary
