Job Summary:

We are seeking an experienced and results-driven Managing Director to lead the company's real estate business and drive overall growth, profitability, and operational excellence. The ideal candidate will have a strong track record in real estate development, investments, business expansion, project execution, and strategic leadership.

The Managing Director will be responsible for setting the company's strategic direction, identifying new business opportunities, managing key stakeholders, and ensuring successful delivery of real estate projects while maximizing shareholder value.

Key Responsibilities:

• Develop and implement the company's overall real estate business strategy and growth plans.
• Lead property development, acquisitions, investments, joint ventures, and strategic partnerships.
• Identify and evaluate new land acquisition and development opportunities.
• Oversee the complete lifecycle of projects, including feasibility, planning, approvals, construction, sales, and handover.
• Drive revenue growth, profitability, cash flow, and return on investment.
• Build and maintain strong relationships with investors, landowners, financial institutions, government authorities, consultants, and other stakeholders.
• Lead negotiations for land purchases, joint ventures, development agreements, funding, and major commercial transactions.
• Monitor market trends, property values, customer demand, and competitive activity to identify business opportunities.
• Provide leadership and direction to senior management and cross-functional teams.
• Establish annual budgets, business targets, KPIs, and performance-management systems.
• Ensure projects are delivered within approved budgets, timelines, quality standards, and regulatory requirements.
• Oversee sales and marketing strategies to achieve project revenue and absorption targets.
• Ensure compliance with applicable real estate laws, regulations, approvals, contracts, and corporate governance requirements.
• Manage relationships with architects, contractors, consultants, brokers, legal advisors, and other external partners.
• Review project feasibility studies, financial models, investment proposals, and management reports.
• Present business plans, financial performance, investment proposals, and strategic initiatives to the Board of Directors/shareholders.
• Build a strong organizational culture focused on accountability, innovation, customer satisfaction, and sustainable growth.

Required Experience:

• 15–20+ years of experience in real estate, preferably with a reputed real estate developer, investment company, or property group.
• At least 5–10 years in a senior management/leadership position such as Director, Executive Director, Business Head, COO, or equivalent.
• Proven experience in real estate development and project execution.
• Strong experience in land acquisition, joint ventures, development agreements, and strategic partnerships.
• Demonstrated experience in managing large-scale real estate projects and multidisciplinary teams.
• Strong commercial understanding of project feasibility, financial planning, budgeting, P&L management, and investment analysis.
• Experience in handling high-value negotiations and relationships with investors, banks, government authorities, and other key stakeholders.
• A strong track record of achieving business growth, profitability, and project delivery targets.

Educational Qualifications:

• Bachelor's degree in Real Estate, Civil Engineering, Architecture, Business Administration, Finance, or a related field.
• An MBA/PGDM in Finance, Real Estate, Business Management, or a related discipline is preferred.
