Job Description
THE ROLE
As a Real Estate Sales Executive, you will be responsible for converting company-generated leads into successful property transactions.
You will be expected to take ownership of the complete client journey: Lead → Qualification → Requirement Understanding → Property Selection → Pitch → Site Visit → Negotiation → Follow-Up → Closure → Relationship Management This is a high-ownership sales role. We expect our Sales Executives to think independently, act proactively and represent the company professionally at every stage.
WHAT WE ARE LOOKING FOR
1. Exceptional Pitching Ability You should be able to look at a property through photographs, videos, plans and specifications and understand what makes it attractive, who the ideal buyer is, its strongest selling points, likely objections and how to position it against alternatives. During a site visit, you should be able to read the client and build a customised pitch on the spot. You are not expected to simply repeat the brochure — you are expected to sell the property.
2. Street Smart & Client Intelligent We want people who can read people. Before showing multiple properties, understand who the actual decision-maker is, the client's real requirement, budget, urgency, whether they are an end-user, investor or dealer, and what their priorities and objections are. The objective is not to show 20 properties; it is to understand the client well enough to show the right 2–3 properties.
3. Excellent Communication & Conversation Skills Start conversations naturally, make clients comfortable, ask intelligent questions, listen carefully, keep conversations engaging, explain property matters simply, handle difficult questions confidently and build trust quickly. The client should feel they are dealing with a professional property advisor.
4. Outstanding Follow-Up Discipline A lead should never be forgotten. Maintain structured follow-ups and know when to call, what was discussed, the client's concern, which property was shown and what the next action is. Follow-up must be systematic, not random. Every serious lead should have a clear next step.
5. Relationship Management A transaction is not the end of the relationship. Maintain strong relationships with buyers, investors, property owners, dealers, channel partners and existing clients. Client ko jaane nahi dena hai.
6. Professional & Welcoming Personality You will represent the company directly in front of clients. You must be well groomed, presentable, smiling, courteous, welcoming, respectful and confident without being arrogant. Proper greeting, body language and etiquette are essential.
7. Flexible & Client-Oriented Working Approach Real estate does not always operate on a fixed 9-to-5 schedule. If a genuine client arrives at 8:00 PM, the expectation is: “This is my company and this is my client.” You should be willing to accommodate genuine client requirements and understand that successful real estate professionals often need flexibility.
8. Discipline & Respect for Management Follow company processes, reporting systems and instructions; maintain punctuality and professional conduct; respect internal hierarchy; and work as part of a team. At the same time, we value people who can speak up, ask questions and raise concerns professionally.
9. Proactive Mindset We do not want employees who sit idle waiting for instructions. If your immediate task is complete, think: “What can I do next?” This may include calling pending leads, following up with old clients, reconnecting with lost leads, understanding new inventory, studying a project, preparing for visits, updating CRM/reporting or speaking to dealers.
10. Ownership & Accountability We are looking for people who treat company resources as their own. You should understand the value of every lead, client number, site visit, rupee spent, opportunity and company asset. Company ke paiso ka dard hona chahiye.
11. Confidentiality, Loyalty & Ethics The company will provide access to valuable client information and business data. You must protect client information, never misuse company leads, never divert clients, never share confidential data without permission, never make unauthorised commitments and never misrepresent property information. Trust is non-negotiable.
12. Situational Analysis & Decision Making Analyse client behaviour, buying intent, negotiation position, property strengths and weaknesses, market conditions, competition, dealer behaviour and closing opportunities. Know when to Push → Wait → Follow up → Negotiate → Escalate → Close.
13. Reporting Every Sales Executive must maintain proper and timely reporting covering lead status, calls, follow-ups, site visits, client requirements, property shown, feedback, negotiations, next action and closure status. If it isn't reported, it hasn't happened.
14. Versatility You may handle different types of clients, properties and situations, including residential properties, luxury properties, investment properties, land, villas, apartments, commercial opportunities and dealer/channel partner enquiries.
15. Willingness to Learn Continuously improve sales technique, communication, negotiation, property knowledge, market knowledge, client psychology and closing skills. Experience is valuable; willingness to learn is essential.
