Role ObjectiveWe are looking for an experienced and ownership-driven Project Manager who can independently plan, coordinate, manage and monitor multiple interior, civil and turnkey projects.
The candidate will be responsible for ensuring that every project progresses according to the approved design, quality standards, budget and committed timeline. The role requires strong technical understanding, excellent design interpretation, effective team management and the ability to proactively resolve site-level challenges.
Key Responsibilities
1. Project PlanningPrepare a detailed execution plan before commencement of each project.
- Study approved architectural, interior, electrical, plumbing, ceiling, furniture and related drawings.
- Prepare project schedules, activity sequences and milestone-based timelines.
- Break down each project into weekly and daily execution targets.
- Identify dependencies, long-lead materials and possible execution risks in advance.
- Prepare manpower, material and vendor deployment plans.
- Ensure that drawings, materials, vendors and approvals are available before starting any activity.
2. Multiple-Project ManagementPlan, monitor and manage all ongoing projects of the company.
- Maintain consolidated progress information for every project.
- Decide daily and weekly project priorities.
- Conduct regular site visits according to project requirements.
- Ensure that no project remains unattended or unnecessarily delayed.
- Escalate critical issues to management with clearly proposed solutions.
- Coordinate activities across multiple projects without compromising quality or timelines.
3. Design Understanding and InterpretationThoroughly understand architectural and interior design concepts.
- Read and interpret plans, elevations, sections, details and working drawings.
- Understand design intent, dimensions, levels, finishes, materials and junction details.
- Explain approved designs and drawings clearly to supervisors, vendors and workers.
- Identify drawing conflicts, missing details and execution difficulties before work begins.
- Coordinate with designers for clarifications and required revisions.
- Ensure that the final execution matches the approved drawings and design intent.
- Suggest technically feasible alternatives without disturbing the overall design language.
4. Execution and Progress AccelerationDrive project execution proactively and maintain the required pace of work.
- Prepare and monitor daily, weekly and monthly targets.
- Conduct regular progress meetings with site teams and vendors.
- Identify the causes of delay and take immediate corrective action.
- Ensure timely mobilisation of manpower, contractors, materials and equipment.
- Follow up continuously with vendors and agencies until assigned work is completed.
- Reorganise activity sequences wherever required to recover lost time.
- Avoid idle manpower, material shortages and gaps between interconnected activities.
- Prepare recovery plans for delayed projects.
5. Quality ControlInspect workmanship and materials at every important stage.
- Verify dimensions, levels, alignment, finish and installation quality.
- Ensure compliance with approved drawings, samples, specifications and BOQ.
- Check concealed electrical, plumbing, waterproofing and structural-related work before closure.
- Maintain stage-wise quality checklists.
- Identify defective or non-compliant work and ensure timely rectification.
- Prevent avoidable rework through advance checking and proper coordination.
- Ensure proper protection of completed work.
- Conduct snagging and de-snagging before project handover.
6. Vendor and Contractor ManagementCoordinate with civil, electrical, plumbing, carpentry, false-ceiling, flooring, painting, metal, glass, UPVC, HVAC and other specialised agencies.
- Define clear scope, targets and quality expectations for every vendor.
- Check vendor measurements and completed quantities.
- Review vendor performance, manpower strength and execution quality.
- Resolve coordination issues between different agencies.
- Recommend replacement or additional resources when vendor performance is inadequate.
- Ensure vendors follow site discipline, safety procedures and approved working methods.
7. Material Planning and ControlPrepare project-wise material requirement schedules.
- Raise material requirements sufficiently in advance.
- Coordinate material selection and approvals with the design and management teams.
- Monitor delivery schedules and availability of materials at site.
- Verify received materials for quantity, specification, colour, finish and quality.
- Prevent material shortage, excess purchase, damage, misuse and wastage.
- Maintain records of major material receipts, consumption and balance.
- Ensure proper storage and protection of materials at site.
8. Cost and BOQ CoordinationUnderstand project BOQs, specifications and approved commercial scope.
- Monitor execution according to approved quantities and specifications.
- Identify additional work, design changes and quantity variations.
- Obtain written approval before executing significant additional work.
- Maintain records of extra items, deviations and client-requested changes.
- Verify vendor bills and site measurements before forwarding them for approval.
- Support management in controlling wastage and unnecessary expenditure.
9. Client CoordinationProvide accurate and professional project-progress updates.
- Coordinate client inspections, approvals and site decisions.
- Maintain proper records of instructions, changes and approvals.
- Avoid giving unapproved commercial or timeline commitments.
- Manage client expectations without compromising company interests.
- Present problems together with practical solutions and their cost/time implications.
- Ensure that client-requested changes are communicated to all concerned teams.
10. Documentation and ReportingSubmit a Daily Progress Report for active sites.
- Prepare project-wise Weekly Progress Reports.
- Update planned versus achieved progress.
- Maintain site photographs and stage-wise execution records.
- Maintain records of approvals, changes, delays and pending decisions.
- Prepare Minutes of Meeting after important project meetings.
- Maintain material, manpower, vendor and snagging trackers.
- Submit a consolidated weekly project dashboard to management.
- Highlight delays, blockers, financial requirements and decisions needed from management.
11. Site Discipline and SafetyMaintain professional discipline across all project sites.
- Ensure workers and vendors follow site rules.
- Monitor housekeeping and safe material storage.
- Ensure the use of necessary personal protective equipment.
- Prevent unsafe working practices.
- Protect client property and completed finishes during execution.
- Immediately report serious safety, structural or technical concerns.
12. Project Completion and HandoverPrepare and manage the final completion schedule.
- Conduct detailed internal quality inspections.
- Prepare room-wise and trade-wise snag lists.
- Ensure completion of all rectification work.
- Coordinate testing of electrical, plumbing and other services.
- Arrange cleaning, finishing and final presentation of the site.
- Prepare handover documents, warranties and relevant records.
- Ensure an organised and professional project handover.
