Job Purpose: Lead - Office Leasing is responsible for overseeing the leasing operations for large office spaces at large assets, ensuring effective marketing, tenant management, and lease negotiations. This role focuses on increasing occupancy rates by leading a team that conducts property tours, reviews tenant applications, and negotiates lease terms. The Lead works to match prospective tenants with suitable office spaces while ensuring the company’s goals for revenue and tenant retention are achieved.

• Vanilla Retail Mix Curation & Zoning: Formulate and execute comprehensive leasing plans for standard inline (Vanilla) retail stores, fashion flagships, lifestyle boutiques, beauty/cosmetics, and specialized retail categories across Airport City developments.
• Anchor & FEC Integration (Added Advantage): Identify and onboard strategic Anchor Brands (department stores, hypermarkets, major retail flagships) and Family Entertainment Centers (gaming zones, edutainment, multiplexes) to anchor footfall and elevate destination appeal.
• Global & Domestic Brand Sourcing: Conduct continuous market research, brand gap analyses, and consumer behavior mapping. Actively source international and premier domestic brands, paying close attention to first-time-in-India retail concepts.
• Commercial Deal Structuring & Negotiations: Lead end-to-end commercial negotiations for inline units as well as large-format spaces. Structure competitive lease terms, Minimum Guarantee (MG) vs. Revenue Share models, lock-in periods, and fit-out guidelines in line with company objectives.
• Asset Pitching & Leasing Materials: Oversee and prepare high-impact leasing pitch decks, asset brochures, footfall projection models, and site tours for prospective retail partners, IPCs, and brand leadership teams.
• Technical & Spatial Alignment: Collaborate with architectural, project, and MEP teams to ensure store layouts, shopfront dimensions, structural loadings, and utility capacities meet tenant requirements for both standard vanilla units and specialized anchor/FEC zones.
• Tenant Lifecycle & Relationship Management: Nurture long-term partnerships with retail conglomerates, franchise partners, and brand owners. Ensure smooth fit-out coordination, timely store openings, and ongoing operational support.
• Retail Unit Tracking & Portfolio Standardization: Establish standardized frameworks for tracking retail vacancy, unit categorizations, yield per sq. ft., and rental collections across all assigned Airport City developments.
• Team Leadership & Cross-Functional Alignment: Work closely with Marketing, Legal, Finance, and Asset Management to achieve leasing milestones.

• Educational Qualifications: Master’s degree in Business Administration (MBA) or equivalent, preferably with an Engineering / Architecture undergraduate background from a premier institution.
• Work Experience: 12+ years of dedicated commercial real estate leasing experience, with a proven track record in premier shopping malls, high-street developments, or mixed-use assets.
• Minimum 5 Lakhs sqft of leasing in career: Candidate is expected to submit an excel sheet list incl. client name, area and asset/mall leased out to.
• Key Competencies & Technical Skills:
• Deep expertise in negotiating and closing lease agreements across core (Vanilla) retail categories.
• Demonstrated ability to handle large-format Anchor Brands and Family Entertainment Centers (FECs) considered a strong added advantage.
• Strong network of C-suite contacts across retail groups, IPCs, and franchise operators.
• Solid understanding of commercial terms, revenue-share mechanics, spatial planning, and retail store fit-out workflows.
• Excellent leadership, negotiation, and analytical capabilities.
