Position Overview

We are seeking an experienced and detail-oriented Project Manager to lead the design, planning, fabrication, and on-site assembly of prefabricated building structures. This role is critical for ensuring projects are delivered on time, within budget, and to the highest quality standards. The ideal candidate will have a strong background in architecture, construction management, or prefabricated building systems with demonstrated expertise in coordinating complex, multi-disciplinary projects.

Key Responsibilities

Project Planning & Coordination

●     Manage all phases of prefabrication projects from conceptualization through on-site assembly and commissioning

●     Develop detailed project schedules, timelines, and critical path analysis using project management tools (MS Project, Primavera, or equivalent)

●     Create comprehensive project plans including scope of work, deliverables, milestones, and resource allocation

●     Coordinate with architects, structural engineers, MEP (Mechanical, Electrical, Plumbing) designers, and fabrication teams to ensure seamless project workflow

●     Prepare and review project proposals, contracts, and scope of work documents with clients and stakeholders

Client & Stakeholder Management

●     Serve as the primary point of contact for clients, ensuring clear communication of project status, timelines, and deliverables

●     Conduct preconstruction meetings to identify and define project requirements, objectives, and constraints

●     Present progress reports, budgets, and schedule updates to senior management and clients at defined intervals

●     Coordinate value engineering efforts and alternative solutions with project owners, designers, and subcontractors

●     Address client concerns and implement requested changes while maintaining project integrity

Fabrication & Assembly Coordination

●     Collaborate with BIM (Building Information Modeling) and design teams to translate architectural and engineering drawings into prefabrication assemblies and installation specifications

●     Review and approve fabrication drawings, specifications, and component details to ensure compliance with design intent

●     Coordinate with fabrication partners to establish production schedules and monitor component quality during manufacturing

●     Manage logistics and delivery coordination to ensure prefabricated components arrive at site on schedule and in proper condition

●     Oversee on-site assembly, installation, and fit-out of prefabricated modules and components

●     Conduct site inspections and quality audits to verify adherence to specifications and standards

Budget & Cost Management

●     Develop and maintain project budgets, including labor, materials, equipment, and subcontractor costs

●     Track expenditures, monitor cash flow, and identify cost overruns or savings opportunities

●     Implement cost control measures and support value engineering initiatives to optimize project economics

●     Prepare cost forecasts and variance reports for management review

●     Negotiate contracts with suppliers, fabricators, and subcontractors to secure competitive pricing and favorable terms

Quality Assurance & Compliance

●     Establish and monitor quality standards, inspection protocols, and acceptance criteria for all fabricated components

●     Develop and implement quality control (QC) and quality assurance (QA) plans aligned with industry standards (IS 456, NBC, or applicable codes)

●     Conduct regular inspections during fabrication and assembly phases; document and resolve non-conformances

●     Ensure all work complies with relevant building codes, safety regulations, environmental standards, and contractual requirements

●     Maintain comprehensive project documentation, including drawings, specifications, inspection reports, and punch lists

Risk Management & Problem Solving

●     Identify potential project risks and develop mitigation strategies

●     Monitor schedule and budget performance; proactively address delays or cost overruns

●     Respond promptly to requests for information (RFIs) and manage change orders

●     Troubleshoot on-site assembly challenges and coordinate rapid solutions with design and fabrication teams

●     Maintain a project log documenting decisions, issues, and resolutions

Team Leadership & Collaboration

●     Guide, mentor, and coach junior project engineers and site coordinators

●     Foster a collaborative working environment with internal teams, clients, consultants, and contractors

●     Conduct toolbox meetings and safety briefings on-site

●     Ensure effective communication across all project stakeholders through regular meetings and status updates

●     Promote continuous improvement and share lessons learned from completed projects



Required Qualifications

Education

●     Bachelor's degree in Architecture, Civil Engineering, Construction Management, or related field

●     Certification in Project Management (PMP, PRINCE2, or equivalent) is desirable

Experience

●     Minimum 5–8 years of project management experience in construction, prefabrication, or modular building systems

●     Proven experience managing projects valued at ₹2–50+ crores (project size range to be customized)

●     Demonstrated expertise in prefabricated concrete, steel, timber, or modular construction systems

●     Experience with on-site assembly and installation of prefabricated components

●     Strong background in architectural and structural coordination

Technical Skills

●     Proficiency with project management software (MS Project, Primavera, Asana, Monday.com, or equivalent)

●     Knowledge of BIM software (Revit, AutoCAD) or ability to interpret BIM models

●     Familiarity with construction management tools and digital documentation systems

●     Understanding of building codes, standards, and regulatory requirements (IS 456, NBC, local building bylaws)

●     Proficiency in Microsoft Office Suite (Excel, Word, PowerPoint)

Physical Demands & Work Environment
