Position: Sales Executive - Loan Against Property (LAP)

Department: Business Loans / Secured Assets
Location: Jaipur / Assigned Territory
Reporting To: Area Sales Manager / Branch Sales Manager

Role Purpose

To acquire and manage customers for Loan Against Property (LAP) products, achieve business targets, and build strong relationships with customers, channel partners, DSAs, and property consultants while ensuring compliance with bank policies and regulatory guidelines.

Key Responsibilities

Business Development

• Source Loan Against Property business through direct sales, referrals, channel partners, DSAs, builders, property consultants, and existing customer networks.
• Generate leads and convert prospects into customers.
• Achieve monthly, quarterly, and annual LAP disbursement targets.
• Identify new business opportunities within the assigned geography.

Customer Acquisition & Relationship Management

• Understand customer funding requirements and recommend suitable LAP solutions.
• Maintain strong relationships with existing and prospective customers.
• Conduct customer meetings, field visits, and business discussions regularly.
• Ensure high standards of customer service and speedy query resolution.

Sales Process Management

• Collect and verify customer documents as per bank guidelines.
• Coordinate with credit, legal, technical, operations, and underwriting teams for loan processing.
• Follow up on login, sanction, and disbursement stages.
• Maintain healthy conversion ratios from lead generation to disbursement.

Market Intelligence

• Monitor competitor offerings, pricing, and market trends.
• Provide feedback on customer requirements and market opportunities.
• Develop local market penetration strategies to increase business volumes.

Compliance & Risk Management

• Ensure KYC, AML, and regulatory compliance.
• Adhere to bank policies, audit requirements, and internal controls.
• Maintain portfolio quality and support collection efforts when required.

Key Performance Indicators (KPIs)

• LAP sourcing volume.
• Disbursement value achieved.
• Login-to-disbursement conversion ratio.
• New customer acquisition.
• Cross-sell achievement (CASA, Insurance, Current Account, Trade products, etc.).
• Portfolio quality and delinquency control.
• Customer satisfaction levels.

Eligibility Criteria

Educational Qualification

• Graduate in any discipline.
• MBA/PGDM preferred.

Experience

• 1 to 5 years of experience in Loan Against Property, Mortgage Loans, Business Banking, Home Loans, SME Lending, or Secured Lending Sales.
• Freshers with strong sales aptitude may be considered for junior roles.

Required Skills

• Strong sales and negotiation skills.
• Knowledge of LAP products and mortgage processes.
• Understanding of property valuation, legal and technical checks.
• Excellent communication and relationship management skills.
• Ability to work under target-driven environments.
• Good analytical and problem-solving abilities.
• Proficiency in MS Excel, CRM, and banking systems.

Preferred Candidate Profile

• Experience in sourcing LAP customers from the local market.
• Strong network with CA firms, builders, brokers, DSAs, and SME customers.
• Familiarity with Jaipur market and surrounding business hubs.
• Willingness to conduct extensive field sales activities.
