Valuation Executive

We are seeking a qualified and detail-oriented Real Estate Valuation Professional to undertake valuation of residential, commercial, industrial, land and other real estate assets across India. The role involves property inspection, market research, financial analysis, application of appropriate valuation methodologies, preparation of valuation reports, and coordination with clients, financial institutions, legal professionals and other stakeholders.

The professional should have a sound understanding of the Indian real estate market, property laws, development regulations, valuation standards and market practices.

Key Responsibilities:

• Conduct physical inspections of residential, commercial, industrial and land properties.
• Verify property location, area, construction quality, age, condition and existing usage.
• Review available title documents, approved plans, development permissions and other relevant documents.
• Identify factors affecting property value, including location, accessibility, zoning and surrounding development.
• Collect and analyse recent comparable property transactions and market listings.
• Study prevailing land and property rates in the relevant micro-market.
• Analyse rental values, capitalisation rates, yields and market trends.
• Assess demand and supply conditions and future development potential.
• Apply appropriate valuation approaches depending on the property and purpose of valuation.
