Job Description:
Bunty Group is looking for a highly experienced and commercially strong Land Acquisition & JV Feasibility Proposal Manager who can independently identify, evaluate, negotiate and close land acquisition and Joint Venture (JV) opportunities for real estate development.
The candidate will be responsible for the complete land acquisition and JV lifecycle, starting from identifying suitable land parcels and landowners through legal and technical due diligence, development potential assessment, financial feasibility, ROI analysis, structuring the transaction, negotiating commercial terms and coordinating documentation until closure.
The ideal candidate should have strong knowledge of Pune real estate market, land laws, development regulations, FSI/TDR, zoning, title verification, land valuation, JV structures and real estate feasibility.
Key Responsibilities
1. Land Sourcing & Acquisition:
- Identify and source suitable land parcels for residential and commercial development in Pune and surrounding locations.
- Develop and maintain a strong network of landowners, brokers, channel partners, consultants, developers and local contacts.
- Identify land opportunities based on the company's development strategy, location requirements and investment criteria.
- Conduct preliminary evaluation of land parcels before presenting opportunities to management.
- Negotiate directly with landowners and intermediaries wherever required.
- Maintain a pipeline of potential land acquisition and JV opportunities.
2. Land & Legal Due Diligence:
Independently conduct preliminary due diligence of land/property documents.
- Review 7/12 Extract, Property Card, Mutation Entries, Sale Deeds, Title Chain, Index II, Development Agreements, POA and other relevant documents.
- Identify ownership issues, title defects, encumbrances, disputes, mortgages, claims and other potential risks.
- Check land-use classification, zoning and development permissions.
- Verify NA status, DP remarks, reservations, road widening, access road, acquisition notifications and other development restrictions, wherever applicable.
- Coordinate with legal consultants for detailed title search and legal opinions.
- Identify potential legal and commercial risks before recommending a property for acquisition/JV.
3. Development Potential & Technical Feasibility:
- Assess the development potential of each land parcel.
- Check applicable FSI, Premium FSI, TDR, Ancillary FSI and other development potential, as applicable.
- Evaluate plot area, road width, access, setbacks, permissible building height and other relevant development parameters.
- Review Development Plan (DP), zoning and reservation-related implications.
- Coordinate with architects, PMC/consultants and technical teams for development feasibility.
- Estimate potential saleable area / carpet area and project configuration.
- Identify possible construction and approval-related challenges.
4. Financial Feasibility & ROI:
- Prepare detailed land acquisition and JV feasibility proposals.
- Calculate land cost and total project development cost.
- Estimate construction cost, approval costs, finance costs, marketing costs and other project expenses.
- Analyse expected sales revenue based on current market rates.
- Calculate project profitability, ROI, margin and other relevant financial indicators.
- Prepare land valuation and residual land value analysis.
- Compare different acquisition/JV structures from the company's financial perspective.
- Identify financially viable and non-viable opportunities and recommend whether to proceed.
5. JV Structuring
- Evaluate suitable JV structures based on landowner expectations and project economics.
- Prepare and negotiate Area Share / Revenue Share / Profit Share / Development JV proposals as applicable.
- Determine commercially viable landowner and developer sharing ratios.
- Structure proposals considering land value, development potential, project cost and expected revenue.
- Prepare detailed JV feasibility proposals for management approval.
- Identify key commercial terms, obligations, timelines and exit conditions.
6. Negotiation & Deal Closure
- Lead commercial negotiations with landowners and their representatives.
- Negotiate land price, JV ratio, revenue share, area share, deposits and other commercial terms.
- Manage negotiations independently while protecting the company's commercial interests.
- Coordinate with legal, finance, architecture and project teams during transaction finalisation.
- Prepare term sheets / commercial proposals for management approval.
- Coordinate execution of MOU, Term Sheet, Development Agreement, Joint Development Agreement, POA and other transaction documents through the company's legal team.
- Follow up on documentation and transaction milestones until successful closure.
7. Management Reporting
- Prepare professional Land Acquisition & JV Feasibility Reports for management.
- Present complete opportunity analysis including:
- Land details
- Ownership/title status
- Location advantages
- Development potential
- FSI/TDR potential
- Market value
- Landowner expectations
- Estimated project cost
- Estimated revenue
- Profitability
- ROI
- JV structure
- Risks
- Recommendation
- Clearly recommend Go / No-Go for each opportunity based on commercial and legal feasibility.
- Maintain a database and pipeline of all land acquisition and JV opportunities.
Candidate Requirements:
- 10–15+ years of strong experience in Land Acquisition, Real Estate Development, Land Sourcing, JV and Feasibility.
- Proven track record of independently closing land acquisition and/or JV transactions.
- Strong knowledge of the Pune real estate and land market.
- Strong network with landowners, brokers, developers and local property stakeholders.
- Excellent knowledge of land documentation and preliminary title due diligence.
- Strong understanding of 7/12, Property Card, Mutation Entries, Index II, Sale Deeds, Title Chain, NA permissions and related land documents.
- Strong understanding of FSI, TDR, Premium FSI, zoning, DP reservations, road widening and development potential.
- Strong financial and commercial understanding of real estate projects.
- Ability to prepare detailed project feasibility and ROI proposals.
- Strong negotiation and deal-closing skills.
- Ability to independently evaluate whether a land opportunity is worth pursuing.
- Strong coordination skills with legal, architecture, finance and technical consultants.
- Excellent communication and presentation skills.
- Should be commercially mature and capable of taking ownership of the complete transaction.

Critical Requirement: This is a senior independent role.

Candidates who have only worked as property brokers, sales executives or lead generators without hands-on land acquisition/JV closure experience will not be preferred.
- Educational Qualification: Graduate / MBA / Civil Engineer / Architect / Law graduate / relevant real estate qualification.
- Qualification is secondary to proven land acquisition, JV and deal-closure experience.

Salary: Negotiable / As per experience and proven deal-closing track record.
Candidates with a proven history of successfully closing land acquisition and JV deals in Pune will be strongly preferred.
