We are looking for a highly experienced Senior Architect who can independently

manage projects from conceptual planning to execution.

Position Overview

We are seeking a passionate, technically strong, and detail-oriented Senior

Architect with expertise in architectural planning, statutory regulations, construction

detailing, and site execution. The ideal candidate should be capable of

independently designing residential and commercial projects while ensuring

compliance with all applicable regulations and maintaining the highest design

standards.

Key Responsibilities

1. Architectural Planning & Design

 Prepare innovative architectural concepts and detailed designs for:

o Residential Apartments

o Bungalows & Villas

o Commercial Buildings

o Institutional & Mixed-Use Projects

 Develop efficient space planning based on client requirements, functionality,

aesthetics, ventilation, circulation, and future usability.

 Prepare conceptual layouts, schematic plans, presentation drawings, and

working drawings.

 Optimize layouts considering natural light, airflow, parking, open spaces, and

building efficiency.

 Prepare detailed architectural drawings suitable for approvals and

construction.

2. Regulatory Compliance

The candidate must possess strong knowledge of:

 CGDCR (Comprehensive General Development Control Regulations)

 GDCR

 National Building Code (NBC)

 Local Development Control Regulations

 Building Bye-laws

 Fire Safety Regulations

 Barrier-Free Accessibility Standards

The architect should ensure that every project complies with applicable statutory

regulations before submission and execution.

3. Technical Documentation

Prepare and review:

 Concept Drawings

 Submission Drawings

 Working Drawings

 GFC (Good for Construction) Drawings

 Detailed Construction Drawings

 Area Statements

 Door & Window Schedules

 Material Specifications

 Architectural Details

 Coordination Drawings

4. BOQ & Quantity Estimation

 Prepare accurate Bills of Quantities (BOQ).

 Estimate quantities of architectural materials.

 Coordinate with procurement and execution teams.

 Assist in value engineering and cost optimization while maintaining design

quality.

5. Site Execution & Coordination

 Conduct regular site visits.

 Guide contractors during execution.

 Resolve on-site architectural issues.

 Ensure construction is executed according to approved drawings.

 Coordinate with Structural Engineers, MEP Consultants, Interior Designers,

Site Engineers, Contractors, and Project Managers.

 Verify quality, workmanship, and finishing standards.

6. Client Coordination

 Attend client meetings.

 Understand project requirements.

 Present architectural concepts and planning solutions.

 Incorporate client feedback professionally.

 Ensure timely project updates and approvals.

The candidate must be proficient in:

 AutoCAD (Expert Level)

 Revit (Preferred)

 Microsoft PowerPoint

Knowledge of BIM workflows will be an added advantage.

Educational Qualification

 Bachelor of Architecture (B.Arch) – Mandatory

 Council of Architecture (COA) Registration – Preferred

 Master's Degree in Architecture – Added Advantage

Experience

 Minimum 5–10 years of relevant architectural experience.

 Proven experience in planning and execution of apartment, bungalow, and

commercial projects.

 Strong understanding of construction practices and statutory approval

processes.
