Job Description

Job SummaryThe Property Manager cum Facility Manager is responsible for the overall management, maintenance, administration, financial performance, and smooth day-to-day operations of the property. The role ensures high standards of safety, cleanliness, tenant satisfaction, statutory compliance, and efficient facility management while maximizing asset value.



  • Key Responsibilities1. Property OperationsManage daily operations of the property.
  • Ensure smooth functioning of all common areas and amenities.
  • Maintain premium standards across the property.
  • Conduct regular inspections of the premises.
  • Coordinate with tenants, owners, and management.
  • Handle tenant onboarding and move-in/move-out processes.
  • Resolve tenant complaints promptly.
  • Monitor occupancy and maintain tenant records.



2. Facility ManagementResponsible for complete maintenance of:

  • Electrical Systems
  • DG Sets
  • Transformers
  • HT/LT Panels
  • Elevators
  • Fire Fighting Systems
  • Fire Alarm Systems
  • CCTV Systems
  • Access Control Systems
  • Plumbing
  • Water Pumps
  • STP
  • WTP
  • HVAC Systems
  • Lighting
  • Common Area Maintenance
  • Landscaping
  • Parking Management

Ensure preventive maintenance schedules are strictly followed.



  • 3. Vendor ManagementAppoint and manage AMC vendors.
  • Monitor housekeeping agencies.
  • Supervise security agencies.
  • Coordinate pest control services.
  • Manage landscaping contractors.
  • Review vendor performance periodically.
  • Verify bills before processing.
  • Negotiate annual contracts.



  • 4. Housekeeping ManagementMaintain cleanliness across the property.
  • Monitor housekeeping staff attendance.
  • Conduct daily quality inspections.
  • Ensure washrooms and common areas remain hygienic.
  • Manage consumables inventory.



  • 5. Security ManagementSupervise security deployment.
  • Verify visitor management processes.
  • Conduct emergency mock drills.
  • Manage parking security.
  • Coordinate with local police when required.
  • Ensure 24×7 security coverage.



  • 6. Safety & ComplianceEnsure compliance with Fire Department norms.
  • Maintain statutory registers.
  • Conduct fire drills.
  • Verify fire equipment functionality.
  • Ensure employee safety standards.
  • Maintain emergency response procedures.



  • 7. Engineering & MaintenancePrepare preventive maintenance schedules.
  • Monitor breakdown maintenance.
  • Reduce equipment downtime.
  • Maintain maintenance logs.
  • Plan annual shutdown activities.
  • Improve energy efficiency.



  • 8. Financial ManagementPrepare annual operating budgets.
  • Monitor monthly operational expenses.
  • Control maintenance costs.
  • Approve purchase requisitions.
  • Verify contractor invoices.
  • Track utility expenses.
  • Ensure timely collection of maintenance charges.
  • Prepare monthly MIS reports.



  • 9. Asset ManagementMaintain asset registers.
  • Track warranties and AMC contracts.
  • Plan replacement of aging equipment.
  • Conduct annual asset verification.
  • Ensure proper lifecycle management of all assets.



  • 10. Customer Relationship ManagementBuild strong relationships with tenants and owners.
  • Address complaints within defined timelines.
  • Conduct periodic feedback surveys.
  • Maintain high customer satisfaction.
  • Coordinate community activities when required.



11. Documentation & ReportingMaintain records of:

  • Daily Operations Reports
  • Incident Reports
  • Preventive Maintenance Reports
  • Breakdown Reports

12. Team ManagementLead and supervise:
