Position Overview

JLL is seeking an experienced Planner & Scheduler to join our Project and Development Services team supporting TATA Semiconductor's cutting-edge semiconductor manufacturing facility in Dholera, Gujarat. This critical role will be responsible for developing, maintaining, and monitoring comprehensive project schedules to ensure successful delivery of this landmark infrastructure project within established timelines and milestones.

Key Responsibilities

Schedule Development & Management

Develop and maintain integrated master project schedules encompassing all phases including design, procurement, construction, commissioning, and startup activities for the semiconductor facility. Create detailed work breakdown structures (WBS) with appropriate activity coding, logic relationships, constraints, and resource loading. Establish baseline schedules and critical milestones in alignment with client requirements, contractual obligations, and project objectives. Coordinate with design consultants, contractors, vendors, and specialty subcontractors to obtain detailed construction schedules and integrate them into the master schedule.

Progress Monitoring & Reporting

Conduct regular schedule updates based on actual progress, monitoring physical completion percentages, resource utilization, and milestone achievements. Perform critical path analysis, identify schedule deviations, analyze float consumption, and assess impacts to project completion dates. Generate weekly, monthly, and ad-hoc progress reports with schedule narratives, variance analysis, trend charts, and forecasts for JLL project leadership and client stakeholders. Prepare lookahead schedules (3-week, 6-week) to facilitate short-term planning and resource coordination across multiple work fronts.

Risk & Delay Analysis

Identify schedule risks, constraints, and potential delays through proactive analysis of critical and near-critical paths. Conduct what-if scenario planning and schedule compression analysis to evaluate recovery options and acceleration strategies. Assess delay claims and extension of time (EOT) requests from contractors, performing time impact analysis using industry-standard methodologies. Document schedule changes, delays, and recovery plans with comprehensive narratives and supporting analysis for contractual and dispute resolution purposes.

Coordination & Stakeholder Management

Facilitate schedule coordination meetings with internal JLL teams, client representatives, design consultants, general contractors, and specialty trade contractors. Work closely with procurement, construction, MEP, clean room, process equipment installation, and commissioning teams to ensure schedule alignment and integrated planning. Interface with project controls team to align schedule with cost reporting, earned value management, and forecasting activities. Provide schedule training and guidance to project team members and contractors on planning best practices and system usage.

Schedule Quality & Compliance

Ensure schedule quality, logic integrity, and compliance with JLL planning standards and client requirements through regular schedule health checks. Validate contractor schedules for completeness, logic soundness, appropriate durations, resource loading, and critical path validity. Implement and enforce schedule change management protocols, documenting all baseline revisions with proper authorization and justification. Maintain schedule documentation, archives, and audit trails in accordance with project quality management and contractual requirements.

Tools & Technology Management

Utilize enterprise-level scheduling software (Primavera P6, MS Project) to develop, update, and analyze project schedules. Generate customized reports, dashboards, and visualizations using scheduling software and business intelligence tools. Maintain schedule data integrity within integrated project management systems and document control platforms. Explore and implement digital planning tools and methodologies to enhance planning efficiency and visualization.

Required Qualifications

Education & Professional Background

Bachelor's degree in Civil Engineering, Mechanical Engineering, Construction Management, or related technical discipline. Minimum 5-8 years of progressive experience in project planning and scheduling for large-scale construction or industrial projects valued at INR 1,000+ crores. Demonstrated experience with complex, multi-phase projects involving design-build or EPC delivery methods. Prior experience with semiconductor fabrication facilities, pharmaceutical plants, data centers, or similar high-tech industrial facilities is highly preferred.

Technical Expertise

Advanced proficiency in Primavera P6 (P6 EPPM or Professional) with demonstrated ability to create, maintain, and analyze complex multi-level schedules with 5,000+ activities. Working knowledge of Microsoft Project and ability to integrate schedules across different platforms. Strong understanding of CPM (Critical Path Method) scheduling principles, logic relationships, constraints, calendars, and resource loading. Familiarity with earned value management (EVM), schedule performance indices (SPI), and variance analysis methodologies. Knowledge of construction means and methods, sequencing requirements, and dependencies for civil, structural, architectural, MEP, and specialty systems.

Industry Knowledge

Understanding of greenfield industrial construction project lifecycles from design development through commissioning and handover. Knowledge of clean room construction requirements, HVAC systems, process utilities, and specialized equipment installation for semiconductor or pharmaceutical manufacturing. Familiarity with Indian construction practices, statutory approvals, permit requirements, and regulatory compliance timelines. Awareness of contractual terms related to scheduling (time extensions, delays, liquidated damages, milestone payments).

Core Competencies

Exceptional analytical and problem-solving skills with ability to synthesize complex project information into clear, actionable insights. Strong attention to detail with commitment to schedule accuracy, logic integrity, and data quality. Excellent communication and presentation skills to convey schedule information effectively to diverse stakeholders including senior management and client executives. Proven ability to work collaboratively in fast-paced, high-pressure environments with multiple competing priorities. Proactive mindset with ability to anticipate scheduling challenges and develop mitigation strategies independently.

Preferred Qualifications

Experience working with JLL or other global project management consultancy firms on large capital projects. Exposure to 4D/5D BIM scheduling and integration of schedule with Building Information Models. Professional certifications such as PSP (Planning & Scheduling Professional), PMP (Project Management Professional), or equivalent. Prior experience supporting project teams through commissioning, startup, and operational readiness phases. Knowledge of Lean Construction principles, Last Planner System, or pull planning methodologies. Proficiency with Power BI, Tableau, or other data visualization tools for schedule reporting and dashboards.

Work Environment & Conditions

This position is based at the TATA Semiconductor project site office in Dholera Special Investment Region, Gujarat, requiring full-time on-site presence. Regular site visits to construction areas will be necessary to assess physical progress and validate schedule updates (appropriate PPE will be provided). Standard working hours with flexibility required during critical project phases, milestone deliveries, or client reporting deadlines. Occasional travel to JLL offices in Ahmedabad, Mumbai, or other locations for meetings and coordination. Ability to work extended hours during month-end close, major milestones, or schedule recovery periods.
