Job Summary

The HVAC Technician is responsible for the operation, maintenance, troubleshooting of

Heating, Ventilation, and Air Conditioning (HVAC) systems within the facility. The role

ensures optimal indoor air quality, occupant comfort, energy efficiency, and compliance

with safety, statutory, and client requirements.

Key Responsibilities

• Operation and maintenance of chillers, AHUs, FCUs, VRV/VRF systems, package units,

and split ACs

• Monitoring of temperature, pressure, airflow, humidity, and refrigerant levels

• Preventive and breakdown maintenance as per PM schedules

• Cleaning/replacement of filters, coils, belts, and lubrication of motors

• Operation and maintenance of cooling towers, pumps, and chiller auxiliaries

• Attend HVAC complaints and restore services within defined SLAs

• Coordinate with OEMs and AMC vendors for major repairs

• Support HVAC installation, commissioning, and shutdown activities

Air Quality & Comfort Control

Ensure indoor air quality standards are maintained by monitoring fresh air intake,

ventilation systems, temperature, and humidity as per client and statutory norms.

Safety & Compliance

Follow HVAC safety procedures, use PPE, adhere to permit-to-work systems, and comply

with OEM guidelines, energy efficiency standards, and refrigerant handling regulations.

Support internal and external audits.

Documentation & Reporting

Maintain HVAC logs, PM checklists, breakdown reports, equipment history cards, spare

parts records, and AMC documentation.

Skills & Competencies

• Strong knowledge of HVAC and refrigeration systems

• Understanding of refrigeration cycles and controls

• Ability to read HVAC drawings and schematics

• Basic electrical knowledge related to motors and panels

• Good communication and troubleshooting skills

Qualifications & Experience

ITI / Diploma in HVAC, Mechanical, Refrigeration & Air Conditioning or equivalent with 6 months to 1 year of experience in facility management or HVAC maintenance.

Working Conditions

Shift-based role including night shifts, weekends, and emergency call-outs. Work involves

plant rooms, rooftops, basements, and occupied areas.

Performance Indicators

HVAC system uptime, PM compliance, response time to complaints, energy efficiency

support, and safety compliance.
