Job Description
Key Responsibilities
- Generate and qualify leads across corporate offices, co-working spaces, commercial buildings, retail and residential societies.
- Conduct client site surveys, understand the asset base and requirements, and scope the right service bundle.
- Prepare and present proposals, respond to RFPs/tenders, and pursue vendor empanelment with corporate clients.
- Negotiate commercials, SLAs and contract terms; close deals at healthy margins.
Cross-sell & growth
- Maximise bundle penetration — sell multiple services per client (e.g., add technical AMC to a housekeeping client) and attach ESG and thermography offerings.
- Identify upsell and expansion opportunities within existing accounts.
Relationship & retention
- Build and maintain relationships with admin, facility, procurement and HR decision-makers.
- Own the client relationship; coordinate with operations for smooth mobilisation and service delivery; support renewals and reduce churn.
Discipline & reporting
- Maintain an accurate CRM and pipeline; provide reliable monthly forecasts.
- Adhere to floor-pricing / margin guidelines; avoid margin-eroding discounting.
- Gather and report competitor pricing and market intelligence.
Required Qualifications (Education)
- Graduate in any discipline — essential.
- Preferred / advantageous: a technical foundation — Diploma or Degree in Engineering (Electrical or Mechanical are most relevant to our technical AMC scope) — and/or an MBA/PGDM in Marketing or Sales.
Required Experience
- 4–6 years (minimum 3) of proven B2B / institutional services sales, with a track record of meeting or exceeding targets and closing corporate/institutional contracts.
- Strongly preferred: experience in facility management / IFM, security & staffing, commercial real estate / brokerage, technical AMC services, or corporate/office services — i.e., selling to admin, facility, procurement or HR heads.
- Familiarity with RFPs, tenders, vendor empanelment, SLAs, and longer (2–6 month) sales cycles.
- An existing network among Kolkata / East India corporates, builders, developers, RWA/society committees or co-working operators is a strong advantage.
For a leaner/junior hire, a hungry candidate with 2–3 years of B2B services sales can succeed under close founder guidance — title that role "Business Development Executive."
