Lead – Regulatory Approvals (SBU)
Responsibilities
Executive - Regulatory & Approvals
Documentation & Application Processing:
Prepare, submit, and manage applications for various land and project approvals, such as Old Tenure, Section 63, and Non-Agricultural (NA) permits.
Draft and submit correspondence in Gujarati for revenue offices and government authorities.
Assist in the drafting and submission of applications and renewals within set timelines.
Maintain organized records of all documents, applications, and correspondence with government offices, ensuring easy access for the team.
Government Liaising & Follow-Ups:
Liaise with officials at Talati, Mamlatdar, Prant, Collectorate, and Sarpanch offices to track the progress of applications.
Regularly follow up with various government offices to ensure timely updates and processing of approvals.
Work closely with authorities, including the Ahmedabad Development Authority (AUDA), AMC, Fire Department, and Electricity Board, to obtain necessary statutory permissions for projects.
Coordinate with government offices for the collection of land records and other statutory documents, supporting the acquisition and legal due diligence processes.
Compliance & Record Maintenance:
Ensure timely renewals and extensions of approvals and permits, keeping records up-to-date and in compliance with regulatory requirements.
Track and report all movement of applications and approvals via a structured tracker, updating the team and stakeholders as necessary.
Monitor compliance with all conditions attached to the approvals and promptly address any issues raised by government agencies.
Site Oversight & Land Management:
Conduct regular checks on land parcels to detect any unauthorized encroachments and report issues promptly to prevent unauthorized use.
Liaise with the legal team to obtain relevant land records, such as the 7/12 extract, and ensure all records are maintained as per company standards.
Support for Registration & Stamp Duty:
Assist in coordinating with the Sub Registrar Office (SRO) for the registration of documents, calculation, and refund of stamp duty as necessary.
Ensure all original documents are obtained and securely maintained post-registration.
Oversee the transfer of revenue records to reflect the company’s ownership following land acquisitions.
Cross-Departmental Coordination:
Collaborate with internal teams, including Design, Planning, and municipal architects, to facilitate necessary approvals and align them with project plans.
Provide timely updates to the project and construction teams on the status of approvals and address any roadblocks that may delay project timelines.
Tracking, Reporting, & Communication:
Maintain a comprehensive log of all applications, including weekly updates and progress reports shared with the team.
Facilitate cross-functional updates on any regulatory or procedural changes impacting project approvals.

Railways and Other Public Utility Bodies.

Qualifications
Educational Qualification:
Bachelor’s Degree in Architecture (B.Arch.)/ Engineering (B.Tech)
Work Experience (Range of years):
7-10 Years
Preferred Industry:
Experience in real estate or infrastructure sectors, with a focus on liaising and regulatory documentation for various permits and licenses, including Old Tenure, 63, NA, and environmental NOCs.
Skilled in document preparation for project approvals, land revenue processes, title transfers, and encroachment prevention; budget management experience to ensure cost-effective and timely application submissions.
