A professional real estate lawyer, A legal expert who specializes in property transactions, title verification, and dispute resolution.
Description: A well-established corporate lawyer handling real estate due diligence, joint ventures, and builder-buyer agreements. Highly expert in commercial property vetting. Specializes in CIDCO plot verifications, society formation, and drafting clear title certificates for residential buyers. Expert in civil litigation, property disputes, and filing complaints under MahaRERA for delayed projects. Handles complex land acquisition disputes, redevelopment agreement issues, and tenant-landlord litigation.
Key Responsibilities
- Title Verification: Checking ownership records to ensure a property is free of legal issues or hidden debts.
- Contract Drafting: Writing and reviewing sale agreements, lease deeds, and builder buyer contracts.
- Dispute Resolution: Representing clients in property disagreements, tenant issues, or MahaRERA complaints.
- Regulatory Compliance: Securing local land use approvals, joining permissions, and environmental clearances.
- CIDCO Transfer Vetting: Ensuring the CIDCO Final Order or NOC for Transfer is legally clear for leased lands.
- Commencement Certificate (CC): Checking validity from the Navi Mumbai Municipal Corporation (NMMC) or Panvel Municipal Corporation (PMC).
- MahaRERA Status: Cross-checking the project's litigation history on the MahaRERA Web Portal.
Required Skills and Qualifications
- Education: A Bachelor of Laws (LLB) degree or equivalent legal qualification.
- Licensing: Active registration to practice law through the local bar council.
- Knowledge: Deep familiarity with property acts, contract laws, and local municipal rules.
- Negotiation: Strong communication skills to settle terms between buyers, sellers, or developers.
