Duties &

Responsibilities

• Report for work 10 Minutes before reporting time.

• Put In Time with signature in attendance register kept in the FM Room.

Carpentry:

• Check and repair of all door closures, locks and handles, balustrades/

cupboards/ vertical blinds/ false ceiling/ carpets/ In effect, this implies

all general handyman services for tenanted areas.

• Changing the locks of doors.

• Minor Repairs of Furniture like tables, Pedestals and chairs.

• Attending carpentry calls from helpdesk.

• Checking the Ceiling sheets and Change sheets if required.

• Change and Tighten Flooring Tiles and Carpet Replacement.

• Aligning of Glass partition and Silicon Filling in Gaps.

Plumbing:

• Check the water level in all tanks the building, both underground and over

head tank. If water level is not adequate (as per specification) Ensure the tank

up to required level.

• Responsible for functionality of all sanitary equipment's (flush, jet spray, wash

basin taps, urinal sensors, dispensers, etc.) maintain 100% uptime. Water

coolers are in good working condition.

• Familiar with all The M & E system (Mechanical and Electrical System) and

associated panels.

• Complete emptying and thorough cleaning of underground and overhead

water tanks at 3 months frequency (this will be done by specialized vendor at

an additional cost). Monitoring and measuring of water meter, quantities

consumption to different utilities/floor etc.

• Check all the water pumps whether in working condition. In case of any

breakdown inform to supervisor to carry out repair works.

• Check all the water points, inside or outside of building, washroom fittings for

water pressure, leakages, and any plumbing requirements. In case of any

repair or plumbing works take corrective action immediately in coordination

with the Supervisor.

• Supervise Cleaning of Sumps Through vendor.

• Ensure building drainage system, drain lines are clean.

Electrical:

• Works with the Electrical technician and senior electrician as per

requirements.
